Why I Got My Broker License

I did not set out to be a broker. I was an investor.

I bought mobile homes across Florida and I put real money into them. I was out there working on them myself, alongside the crews, gutting them down to the frame. New kitchens. New flooring. New air conditioning. Fresh paint through the whole home. I never cut corners, because I knew what one of these homes was worth when somebody actually did the work properly.

Homes inside parks, homes sitting on private land, and homes that had to come off the land entirely and be moved somewhere else. I did all of it, which is why very little about a mobile home sale surprises me now.

Then I had to sell them, and that is where it fell apart every time.

I would ask around for someone to handle the sale, and there were only ever two answers. The broker working out of the park office. Or somebody living in the community, usually retired, brokering a few homes on the side to supplement their retirement income.

I tried both. Not once each. Repeatedly, in different parks, hoping the next one would be different. Every time I signed what was put in front of me, and every time it was a six month contract.

Then I would wait.

Lot rent came out on the first of the month. Then insurance. Then the first of the next month, and the one after that.

Most of these homes were hours from where I live, so once it was listed the only way I knew anything was to ask. Any showings this week? Any feedback? Anything at all?

So I would call. Voicemail. I would call again the next week and the voicemail box was full and not accepting new messages.

Three months in, I still had nothing. Four months in, I was paying every month to hold a home that nobody was actively trying to sell. Five months in, I was just counting down the days until a contract I never should have signed finally ran out.

That was not one bad broker. That was both kinds of broker available to me, more than once, in more than one park. And the money was not even the worst part. The worst part was doing everything right, handing it to somebody who was supposed to be the professional, and then finding out that nobody was going to do anything at all. And that I had no way to make them.

So I got my license and worked out how to do this properly. I built a process that sold my own homes in under 30 days.

Then I started talking to other people around the state who owned mobile homes, and I kept hearing my own story coming back at me. Homes sitting empty month after month. Listings nobody could get a straight answer about. People who simply wanted somebody to do the job they had been hired to do.

Worth knowing: most real estate agents will not list a mobile home at all, particularly one in a park. How The 30 Days Actually Works

  1. We work out what it is worth. A few questions on the phone, then the market analysis. Free, and yours to keep whatever you decide to do next.
  2. We photograph it and list it, in English and Spanish. Professional photography, a written description, and syndication to the twelve platforms where mobile home buyers actually look. A large share of buyers in Florida read Spanish first, and most listings never reach them.
  3. We handle access. We coordinate showings around your schedule, or put a lockbox on the home so vetted buyers can see it without you having to be there. You are not fielding calls from strangers.
  4. We screen the buyers and get them through park approval. We qualify who is real before they ever see the home, then deal with the community office so you are not chasing anyone for permission.

Can I sell my mobile home without selling the land?

Yes, and it is common. If the home sits in a park you are selling the home, not the lot, and the buyer takes over the lot rent subject to park approval. If you own the land and want to keep it, the home can be sold to be moved. See homes that must be moved.
