Do you want to sell your mobile home in Monticello? You have two ways to do it.
We can buy it for cash. You pick the closing day. No repairs. No showings.
Or we can list it for you. Most owners get more money that way. You pay $2,500 when it sells. Nothing up front. Nothing if it does not sell.
The listing runs 30 days, not six months. About 8 out of 10 of our homes sell in that time.
We do both. So we will show you both numbers first. Then you pick.
Find out what your home is worth. Tell us about it and we will call you back, usually the same day, with the comparable sales already pulled.
On land, your buyer is a different person entirely
Monticello has exactly one licensed mobile home community, Jefferson Estates Mobile Home Park, with 75 lots. Nothing else in Jefferson County holds a license. Everything else here with a mobile home on it is private land, and that fact shapes selling in Monticello.

In a park the office screens your buyer and can refuse them after a price is agreed, normally the slowest part of the process. Out here that barely exists.
In its place comes where the home ends up and how it travels. We advertise the property for what it is, when the park or landowner wants it gone, with the land not for sale, so calls come from buyers who know what they are seeing.
A move turns on three things. The build date, since Florida issues no permit for a home built before June 15, 1976. The title, usually retired on owned land and needing reinstatement at the tax collector before the property can transfer. And whether a transport company will take it on the road.
The buyer pays for the move, and we check that the plan is real before you count on the sale.
Somebody offered you cash already
They do, by letter and by phone, since the Monticello address lists get resold like any other. Take any such offer seriously, then check it before you buy into the timeline it assumes. We buy mobile homes ourselves when the deal works both ways, so a cash offer from us is real.
No cash offer can match the open market, and no honest one pretends to. It absorbs repairs, the holding cost while the property sits empty, and a resale at a profit, so it prices underneath a listing. That discount is the price of speed, and on a rural property it is often wide.
Take the cash if the cash suits you, in the right order: the free analysis, then the listing number, then the cash offer beside it. If the cash still wins we will say so. An offer made before anyone asked the age, the condition or the acreage is not an offer yet, and it gets trimmed the week somebody drives out.
A good cash offer survives a question, so ask what the cash number assumes about the roof, the floors and the title. Anybody who will not answer is not ready to buy.
Inside Jefferson Estates the rules change back
The county’s one licensed park holds 75 lots, and a sale inside it works the way park sales work everywhere: the office approves whoever is buying before the title moves, on income, credit and a background screen, and it can decline after a price is agreed. With one manager and no corporate review sitting behind them, that step is usually quick here, but it still decides the closing date. We submit the application alongside your buyer and keep hold of it until there is an answer in writing. With 75 lots and no competing community for thirty miles, lot rent is set by a single owner, so ask what it is now and what it was two years ago before anything gets priced.
One more rule constrains a home leaving Jefferson County. Manufactured homes are built to a wind zone, and a home built to the inland north Florida standard cannot be permitted onto a lot in a coastal county, which quietly removes a share of the relocation buyers who call about a listing like yours. We check the data plate before the listing goes up rather than after somebody has driven three hours.
One park cannot price a county
Jefferson Estates is the only licensed community for miles, and 75 lots do not turn over often enough to set a going rate.
So the valuation comes out of Leon and Madison counties plus whatever has sold on land nearby, weighted toward homes like yours in age, size and condition. You get every comparable we used, weighted and explained.

Free, no obligation, yours whether you hire us or not. Nothing in the process costs you a dollar before the property closes. Then weigh the options on your own arithmetic: listing the property against a cash sale, both numbers written down.
Ready to see the number? Fill this in and we will run the analysis and walk you through every line of it on the phone.
The fee, and what the thirty days cover
A flat $2,500, paid out of the closing. Nothing up front, nothing if it does not sell, no percentage, no marketing fees and no administrative fees. You sign for 30 days, not six months.
For that: professional photography with drone coverage, the listing written out in English and Spanish, syndication to twelve platforms where relocation buyers look, screening before anybody drives onto your property, negotiation on every offer including a cash offer, and a written report every week on how the process is going.
Week one is photography and the listing going live, week two calls, screening and showings. An offer usually lands in the back half of the month, and with no park application the process after that is title work and a transporter.
Closings run entirely online. That is the process we follow, and what other Florida owners said about it is worth two minutes.
Who buys a mobile home out here
Three kinds. Families who buy the home and leave it where it stands, if the land goes with it. Investors who buy to rent or flip and pay cash. And relocation buyers with an empty parcel and a budget, the largest group in Jefferson County.
Those relocation buyers are why the build date matters, and why selling a 1974 home is a different conversation from selling a 1998 one. If nobody can permit the home to move, the pool narrows to whoever will buy the land under it.
A cash offer from an investor and a financed offer from a family are not the same number. Every offer comes to you in writing with the net worked out. Selling to a family takes longer and usually pays more. Selling to a cash buyer is faster and costs you the spread.
If you are buying, what we have listed right now sits on My State MLS, statewide rather than a Monticello list, and it changes constantly.
There is a real case for choosing to list it with a broker instead of taking the first letter that arrives: you only learn what the property was worth once you ask. Our coverage carries east to mobile homes in Madison and mobile homes in Perry.

What A Mobile Home Is Worth In Monticello
One licensed community in the whole county, Jefferson Estates with 75 lots, and everything else on private land. That makes this a land market, and the valuation comes from comparable land-and-home sales across Jefferson County and the surrounding area rather than from anything inside the town.
Selling A Home On Your Own Ground
If the acreage conveys, the property transfers together and closes like ordinary real estate. If you are keeping the land, a buyer moves the home, and Florida issues no relocation permit for anything built before June 15, 1976. The build date decides who can buy before price ever enters the conversation.
Ready To Sell In Monticello FL, And What Fast Actually Means
Ready means three things. The title is in hand, or you know it needs reinstating and have started. The build date is confirmed if the home might be moved. And the price you expect for your home is honest, because a small market punishes a wrong number by going quiet. One park in the county means the title work, not the park office, is the critical path.
Selling A Home Fast Without Giving It Away
A home fast sale and a full price sale are usually only a few weeks apart here. The cash buyer closes in about a week and pays less; the listing takes a bit longer and usually returns more. We quote both the same day so the choice is arithmetic rather than pressure.
When A Cash Buyer Is The Right Answer
An estate to settle, a move that already happened, a property you no longer want to think about. Those are good reasons to take a cash offer. Not knowing what your home is worth is never one, and the valuation that fixes it is free.
The Closing, And What Selling Costs
A flat $2,500 from proceeds at closing, only if the home sells. Nothing up front, nothing at all if it does not, and it is all handled online, which matters when the owner already lives somewhere else.
Three Ways Owners Sell Homes Around Monticello
Most owners sell one of three ways. They sell to a cash buyer and take a lower number for speed. They sell through a broker and let the market set the price. Or they try to sell privately, which works occasionally and usually costs more in time than it saves in fees. Homes here sell through all three routes every year, and the right one depends on your calendar rather than on anybody’s opinion.
Homes On Land Versus Homes On A Rented Pad
Nearly everything here sits on its own ground rather than a rented pad. Homes on owned land sell as property, with the title work at the tax collector doing the heavy lifting. Homes on a rented pad sell with park approval in the middle. Both sell, both have buyers waiting, and neither is harder than the other once somebody who does this daily is handling it.
What Homes In Any Condition Are Worth
Rough homes sell. Tired homes sell. Homes that need a roof sell, at a price that reflects the roof. What does not sell is a home priced as though none of that were true, and the fastest way to find out which you have is to ask for the number before you decide anything.
