Which side you are on decides whose records a buyer’s lender pulls, who signs off if the home needs a setup permit, and how long that takes. It also splits the comparable sales in two, since neither county’s records on their own describe the market you are actually selling into.

We work both sets. Before a listing goes live we confirm the parcel number, the county, whether the home is titled as real estate with the land or still carries its own title, and whether anything on the lot went up without a permit. That last one turns up more often than owners expect on lots that have been in a family since the 1970s, and it is far cheaper to find in week one than in a buyer’s inspection.

That split is also why the valuation ignores the parks. Four small parks can pass a year without a sale, so the last trade inside Shady Haven is stale. We build the number from Sarasota and Charlotte County sales weighted toward homes like yours, since distance to water moves price more than build year.

Then the storm ledger. A property a mile inland that came through 2022 clean is not the property two streets off the water, reroofed twice. We ask about roof, subfloor and air conditioning on call one, because buyers here ask that before price.

Distance to water is the adjustment that does the most work. A lot with a canal and a dock, a lot two blocks off Lemon Bay and a lot four miles inland on the same street grid are three different markets, and a countywide average blurs all three together. Timing is the other lever. This is a winter town. A large share of the people who buy here are in Ohio or Ontario until after Christmas, so January through March produces most of the showings and most of the full price sales. Roof age is the first line on both. Title and tax status matter as much. Where the home sits on owned land, is permanently affixed and is taxed as real estate, a buyer can use an ordinary mortgage and the audience widens considerably. Where it still carries its own vehicle-style title, or stands on a rented lot, financing comes from the smaller group of chattel lenders, terms are shorter, rates are higher, and a good share of sales end in cash for that reason alone.
