Do you want to sell your mobile home in Freeport? You have two ways to do it.

We can buy it for cash. You pick the closing day. No repairs. No showings.

Or we can list it for you. Most owners get more money that way. You pay $2,500 when it sells. Nothing up front. Nothing if it does not sell.

The listing runs 30 days, not six months. About 8 out of 10 of our homes sell in that time.

We do both. So we will show you both numbers first. Then you pick.

Find out what your home is worth. Tell us about it and we will call you back, usually the same day.

Fifty-five lots is not a market you can price from

Chart of the 5 licensed mobile home communities in Freeport, Florida, showing the largest by lot count. 55 lots in total.

Source: Florida DBPR licensed mobile home parks.

Five licensed communities cover Freeport and hold 55 lots between them. Black Creek Lodge Tp leads on 19 lots, with Hoot Owl Ridge Tp, Quail Ridge Tp and Racoon Ridge Tp sitting on 12 apiece.

Eleven lots per park, on average. A community that small can go four years between sales, and a valuation drawn from one stale closing is guesswork.

Almost every mobile home around here sits on private land instead, and the property does the work the park would do. Selling one on acreage follows a different process. We price from Walton County and the panhandle around it, weighting homes close to yours in age, size and condition.

Comparable sales from a Florida Mobile Home Solutions market analysis, then a recommended price of $59,999 against the $52,000 asked.

Every comparable arrives with its condition and its days on market, and the recommended number sits underneath with the arithmetic.

Land values moved, and the home became its own sale

Freeport grew faster than almost anywhere in the panhandle, and ground that was cheap ten years ago carries a serious number. If your property has appreciated that hard, whoever wants the dirt may want it bare, and selling the home becomes a separate job from selling the land.

Two practical consequences follow. The first is the tax notice: a rising assessment on the land arrives on the same piece of paper as the home, and owners read that combined figure as what they are selling. It is not. The second is that whoever wants the acreage will often pay more for it cleared, since clearing costs them a contractor and a month. If the parcel can be split, or if it sits on a corner a builder would want, those are worth raising on the first call rather than after a listing has gone live.

That does not make the home worthless. Treating two sales as one is how owners pay to demolish something a buyer would have hauled off. If land and mobile home go together, that is ordinary real estate and we will say so.

Who is actually buying around here

Three groups, and they want different things. People who work in the beach towns and cannot pay beach prices to live in them, who buy on the monthly payment and need a lender to agree. Retirees who moved inland off the coast for the same arithmetic, a good share of them paying without a mortgage. And land owners on the clay roads north of the bay who want a home to set on ground they already hold, and who care about the frame and the roof far more than the kitchen.

Highway 331 is what ties the first two groups to Freeport. The drive to the water is short enough that people accept it, which is most of the reason a town this size grew the way it did in the first place. It also means a home here gets measured against what the same money buys nearer the coast, not against a rural county with nothing behind it. Marketing to one of those three groups and not the other two is how a fair price turns into a slow listing.

When the buyer hauls the home off the lot

Keeping the land, clearing an inherited property, or selling it on its own all point one way: the buyer relocates the home. We list those when the park or landowner wants it gone, advertised with the land plainly excluded.

No park office has to approve anyone, so a property like this often closes quicker than one inside a community. Whoever buys it pays for the move and books the transporter. Our part of the process is verifying the hauler and the destination are real. Cash buyers out here usually have a pad cleared and waiting.

Three things decide whether a home can travel. Age: the federal HUD code took effect on June 15, 1976 and Florida will not permit relocating anything older. Title: on owned land it was usually retired so the county could assess one property, and reinstating it is slow. Condition: the real test is whether a transport insurer will accept the home on the highway. Dated homes ride fine.

The cash question, since everyone asks it

We buy mobile homes ourselves, so a cash offer is available in Freeport. A cash offer from us reads like a cash offer from anyone: one cash number, one closing date, no lender, no appraisal. The difference is we also tell you what the offer leaves behind.

Any cash offer has to leave margin for whoever will buy the home next, whether that is us or somebody who will buy it for cash elsewhere, so the offer lands under what the property fetches listed. On a Freeport property where the setting sells the place, that gap runs wider than owners guess.

The process we recommend does not change. Free analysis first, then the cash offer beside the listed number so you can weigh cash against market. If the cash offer still suits your circumstances, take the cash and we write it up the same afternoon. Sellers who accept a cash offer usually have a deadline or an estate to settle. Sellers who list are after the last dollar. There is no obligation either way.

What the flat fee covers

The fee is a flat $2,500 out of closing. Nothing up front, nothing if it never sells, no percentage, no advertising fees behind the headline, no cancellation fees. Thirty days on the agreement where six months is the norm.

Drone photography is included and earns its keep on wooded land. Copy runs in English and Spanish, twelve platforms carry it, every caller is screened, and a written report reaches you weekly with views, calls and showings on the property. Each offer arrives in writing with proof of funds, and we say plainly whether that offer is strong or thin. A second offer changes the conversation, so we hold the first one open.

Everything signs online. That is our process from start to finish, with the title process running alongside it. Worth knowing whether a buyer can get a loan on it before you settle on a price, because on private land the pool of buyers is narrow.

Two paths, and the arithmetic between them

Listing means exposure, showings, and a price set by whoever wants the property most. Selling to a cash buyer means one offer, no showings, and a discount paid for certainty. Buyers who buy to live in the home pay more than investors who buy to flip it, and both kinds of buyers are legitimate. We will buy the home ourselves if cash is the road you pick. Work out how the two paths compare once the analysis is written, not before.

We are licensed to broker mobile homes in Florida and nothing else, and you can contact the office with a question and start nothing. Along the same roads we handle mobile homes in Defuniak Springs and mobile homes in Niceville.

What A Mobile Home Is Worth In Freeport

Five very small communities holding 55 lots between them, the largest being Black Creek Lodge at nineteen. Fifty-five lots in a town growing as fast as Freeport is means almost every manufactured home here sits on its own ground, and the acreage is appreciating faster than anything standing on it in Walton County.

Acreage Values On The Rise In Walton County

The parcel is often worth more than the structure now, which makes the first question whether the ground conveys. If it does, the property transfers together and closes like ordinary real estate. If not, a buyer moves the home and the build date decides whether that is permitted.

Ready To Sell In Freeport FL, And What Fast Actually Means

Ready means three things. The title is in hand, or you know it needs reinstating and have started. The build date is confirmed if the home might be moved. And the price you expect for your home is honest, because a small market punishes a wrong number by going quiet. Fifty-five lots in town means the tax collector, not a park office, sets the pace of nearly every sale.

Selling A Home Fast Without Giving It Away

A home fast sale and a full price sale are usually only a few weeks apart here. The cash buyer closes in about a week and pays less; the listing takes a bit longer and usually returns more. We quote both the same day so the choice is arithmetic rather than pressure.

When A Cash Buyer Is The Right Answer

An estate to settle, a move that already happened, a property you no longer want to think about. Those are good reasons to take a cash offer. Not knowing what your home is worth is never one, and the valuation that fixes it is free.

The Closing, And What Selling Costs

A flat $2,500 from proceeds at closing, only if the home sells. Nothing up front, nothing at all if it does not, and it is all handled online, which matters when the owner already lives somewhere else.

Three Ways Owners Sell Homes Around Freeport

Most owners sell one of three ways. They sell to a cash buyer and take a lower number for speed. They sell through a broker and let the market set the price. Or they try to sell privately, which works occasionally and usually costs more in time than it saves in fees. Homes here sell through all three routes every year, and the right one depends on your calendar rather than on anybody’s opinion.

Homes On Land Versus Homes On A Rented Pad

Land values are rising faster here than the homes standing on them. Homes on owned land sell as property, with the title work at the tax collector doing the heavy lifting. Homes on a rented pad sell with park approval in the middle. Both sell, both have buyers waiting, and neither is harder than the other once somebody who does this daily is handling it.

What Homes In Any Condition Are Worth

Rough homes sell. Tired homes sell. Homes that need a roof sell, at a price that reflects the roof. What does not sell is a home priced as though none of that were true, and the fastest way to find out which you have is to ask for the number before you decide anything.
