Wimauma has two licensed mobile home communities. Little Manatee Springs Mobile Home Park holds 265 lots and Sun City Mobile Home & Rv Park holds 78, which is 343 lots in one of the fastest growing corners of Hillsborough County. Most mobile homes here sit on private land, on acreage and old farm parcels the subdivisions have not reached. If you own that ground, most of what follows about selling in Wimauma is for you.
Find out what your home is worth. Tell us about it and we will call you back, usually the same day.
With two parks, the comparables come from the whole county

Two communities cannot generate enough closed sales to price a property against, so we build the valuation from the whole county, weighted toward homes like yours in age, size and condition. A double wide on five acres and a thirty year old single wide behind a nursery are not the same property. Buyers shopping acreage ask different questions than park buyers, and both sorts of buyers reach one Wimauma listing.
Selling the home off the land

Development pushed south out of Riverview and Apollo Beach, so ground worth little a decade ago is worth a lot. If your land has appreciated the buyer may want the parcel clear, and the home becomes a second sale: some buy to live in it, some buy to rent it out, a few buy only the shell to move it, usually on a cash offer.
When the land goes with it, the whole property changes hands at once. When you are keeping the land or clearing an inherited property, the buyer takes the home away instead. That is what to do if it has to be moved: the land is not for sale, no park office is in the process, and the buyer pays for and arranges the move. Selling that way usually beats a park sale on speed, because there is no park approval process.
June 15, 1976 is when the federal HUD code took effect, and Florida permits no relocation of anything older. A retired title must be reinstated at the tax collector.
If the home is rough, it is still worth something
South Hillsborough has homes that sat empty, were rented hard, or took storm damage. We list them anyway: water damage, soft floors, a failing roof, none of it stops us. There are people who buy exactly this, they buy in any condition, and those buyers usually pay cash. There is a market for homes nobody else will take more often than owners expect.
Taking the cash offer, or taking it to market
We buy mobile homes ourselves, so a cash offer costs you no calls to strangers. Ask us to buy it and you get a real cash number, and the process takes a day. Cash removes the lender, the appraisal and most of the waiting. Cash is the word in nearly every search here.
Then look at how a cash offer is built. It carries the repairs, holding costs, resale and a margin, so it lands well below what the same property brings on the open market. That gap is what a fast cash sale costs you. Sometimes taking that offer is right: an estate with a deadline, a property you cannot get back to.
Take the free analysis, read the recommended list price, then set the cash offer beside it. If the cash offer still fits, take it and we will say so. We will not name a cash figure while the listed number is unknown: one offer tells you nothing about the offer you never went looking for. Cash investors work south Hillsborough hard, but no investor will tell you what your property was worth listed. We do, for free.
The analysis first, at no charge
Fill in the form and we ask about the age, the condition, where it sits and what goes with it, then produce a market analysis: comparable closings, what is competing now, and a recommended price with the reasoning. No obligation is attached. Then compare the two options side by side, listing against a cash offer, on your own arithmetic. If an offer turns up later, you will know how far under the listed number it sits before you answer any offer, and whether that offer is fair.
What selling costs, and what you get
A flat $2,500, payable only once the property sells. Nothing in advance, no percentage, and no fees on a home that does not sell. No marketing fees, no administrative fees, nothing for pulling out. The term is 30 days, not the usual 6 months.
Drone photography is included, which earns its keep on acreage, and listing copy runs in English and Spanish. 12 platforms carry it, buyers get screened, we negotiate, and a written report reaches you weekly. Everything signs online, so the process runs the same whether you are 10 minutes away or out of state, like plenty of Wimauma owners.
You can read the full process and reviews from Florida sellers before choosing the cash offer or the market. If you are buying rather than selling, our current listings sit on My State MLS, statewide rather than Wimauma specific.
We are a real estate broker who only handles mobile homes. The same work covers mobile homes in Gibsonton and mobile homes in Valrico.
