Navarre has one licensed mobile home community: Colonial Pines Mobile Estates, with 176 lots. That is the largest single community in Santa Rosa County, and it is also the county’s only community of any real size.

Almost everybody searching here wants to buy
This is the most striking thing in the data for Navarre, and it is worth stating plainly: roughly six of every seven mobile home searches for this area come from people trying to buy one, not sell one.
If you are selling, that is about as good as the demand picture gets. The interest is real, it is local, and it is coming from people who want to be near this beach without paying beachfront prices.
It also means a well-priced home here does not sit for want of attention. If a listing goes quiet in Navarre, the price came from the wrong comparables or the approval stalled. Both are fixable, and neither is a reason to drop the price by ten thousand dollars in month two.

Santa Rosa County holds nine licensed communities and 313 lots in total, fewer than a single park in Lakeland. Colonial Pines is more than half of it.
Even so, one community does not generate enough sales in a year to anchor a valuation on its own. We price from Santa Rosa and Okaloosa County and the wider panhandle coast, weighted toward homes genuinely like yours, and we name the sales that carried the weight. Proximity to the sound and to the beach moves the number here more than the age of the home does.
If yours is on private land

Most of them are, once you get off Highway 98.
If the land goes with the home that is an ordinary real estate sale. If you are keeping the land, selling it separately, or clearing a property you inherited, the buyer takes the home away instead. That is if the home has to come off the lot, advertised with the land explicitly not for sale.
There is no park office for anybody to clear, so these frequently close faster. The buyer pays for the move and arranges it; our job is checking their transporter and destination are real before you rely on the sale.
Florida will not permit relocating a home built before June 15, 1976, so the build date settles it before anything else. On owned land the title has usually been retired as well, and reinstating it at the tax collector takes time, so start that early.
