Do you want to sell your mobile home in Valrico? You have two ways to do it.

We can buy it for cash. You pick the closing day. No repairs. No showings.

Or we can list it for you. Most owners get more money that way. You pay $2,500 when it sells. Nothing up front. Nothing if it does not sell.

The listing runs 30 days, not six months. About 8 out of 10 of our homes sell in that time.

We do both. So we will show you both numbers first. Then you pick.

Find out what your home is worth. Tell us about it and we will call you back, usually the same day.

Four communities, four different price ladders

Featherock Mobile Home Park holds 522 lots, Strawberry Ridge South 494, Strawberry Ridge 373 and Oakhill Village 220. That is 1,609 lots at four addresses.

The two Strawberry Ridge sections hold over 850 lots and run as an age-qualified retirement community with approval standards of their own. Buyers pick a community first, then look at whatever is selling inside it.

Two homes of the same age and size in different Valrico communities can sit twenty thousand dollars apart. Valrico has four licensed communities, all of them large, and the community name sets price here more than anything inside the walls.

So we weight your community first, then comparable Hillsborough County closings. A property in Strawberry Ridge priced off a Featherock sale is wrong before the photographs are taken. The community sets the ceiling, and condition moves you inside it.

Approval is stricter here than most places

The retirement sections screen buyers: income, background, references, age qualification, sometimes an interview. Somebody who cannot clear approval was never a buyer, so we screen before anyone sees the property and carry the approval process ourselves. On a thirty day agreement that step decides the sale.

It also narrows who can buy at all, which is why what financing is available to buyers matters before you set a price. Chattel lending is not a mortgage, and the terms are shorter. Where no lender will touch a home, everyone who can buy it pays in cash, and the selling price follows.

Can you just take a cash offer instead?

You can. We buy mobile homes ourselves, so a cash offer can come from us directly rather than from a postcard, and we know which cash investors here actually close instead of tying a property up.

What the postcard never states is the size of the cash discount. A cash offer absorbs repairs, carrying cost and a resale, so any cash number lands under what the same property lists for. On a home in rough condition with lot rent running monthly the gap is narrow and the cash wins. In Strawberry Ridge, with a tidy home, that discount can cost a year of income.

A cash sale skips the lender, the appraisal and usually the repair list, savings that rarely cover the whole spread. A cash offer priced as though they did is the one to decline.

So run the process in order. Take the free analysis, read the listing figure, then set the cash offer beside it. If the cash offer still wins, take the cash and we will say so. Then work out what each option nets you, listing against cash sale, on one page.

The analysis first, with nothing attached

The process starts with the form and a call back. We ask about the property, its age, its condition, the community and the lot rent, then produce a Comparative Market Analysis with a recommended list price and the reasoning written out.

No obligation, and it is yours to keep. Some owners start selling that week instead of chasing a cash offer online.

When an offer arrives you see it in writing with the buyer’s position attached, because an offer from somebody who can close beats a higher offer that dies at the approval interview. You accept, counter or decline the offer. Owners who take the first cash offer in Valrico usually never asked what the property was worth. A first offer is a starting position, not a verdict, and here the second offer is often the better one.

What selling here costs

A flat $2,500, paid only when the home sells. Nothing up front, no percentage, nothing owed if it does not sell. No listing fees, no administrative fees, no cancellation fees. Thirty days, not six.

Professional photography with drone coverage, syndication to twelve platforms, screening of buyers, negotiation and the park approval process handled for you, and a written performance report every week. Here is how the sale actually works, step by step.

Closings run entirely online; no part of the process asks you to be in Florida.

Homes on private land around Valrico

Mobile homes sit on acreage around Valrico as well as in the four communities. If the land goes with the home, that is an ordinary real estate sale and the whole property transfers together.

If you are keeping the land, selling it separately, or clearing an inherited property, the buyer takes the home away instead. We list those when the park or landowner wants it gone: land not for sale, buyer paying for and booking transport. Florida will not permit relocating a mobile home built before June 15, 1976, and on owned land a retired title must be reinstated.

Three kinds of people buy around here. Owner occupants, who buy at the top. Investors who buy to rent the property back out, lower on price. And buyers who want to buy a home and move it onto land they already own.

Buying instead of selling? our current listings are on My State MLS, statewide rather than local.

Our brokerage side covers why the license is a different one. Your call reaches Brenton or Marie, not a lead form. We also work mobile homes in Seffner and mobile homes in Gibsonton.

What A Mobile Home Is Worth In Valrico

Four communities, all of them large, and two homes of the same age can sit twenty thousand dollars apart depending on which one they are in. That spread is the single most important fact about selling here, and it is why a valuation that names your community is worth having and a generic one is not.

Cash Offers, And What The Spread Costs

Resale value, minus repairs, minus profit. Every cash offer, ours included. In a market with this much variation between communities, an offer made without reference to yours specifically is a number pulled from the air.

Lot Rent And The Price Ladder

Each community here runs its own ladder of pad charges, rules and amenities, and buyers underwrite the monthly cost before they look at the home. A few hundred dollars of difference moves the sale price by thousands.

How Fast Can You Sell A Home Here?

Calls in the first week and a contract inside two to four weeks when the price matches the community. About 80% of our listings go under contract during the thirty day agreement. Large communities run real approval processes, so we file the buyer application immediately.

Who Is Buying In East Hillsborough

Retirees who want the community, working families priced out of Brandon and Valrico houses, and investors after rent. The residents pay more, and marketing written for them earns the difference.

Selling Without An Agent

Titled rather than deeded, so most agents pass. A licensed broker does the title, the approval, the screening and the negotiating for a flat $2,500 out of closing proceeds.

Selling In Any Condition, From Any Distance

Rough homes sell here regularly, and owners who already moved sell by phone, photographs and an online closing.

Selling A Mobile Home Fast In Valrico FL

Fast in Valrico FL is a preparation problem, not a demand problem. Title located, price built from real closings, honest photographs, and the park application moving the day a buyer commits. Owners who sell a home fast did all four in the first week. About 80% of our listings go under contract inside the thirty day agreement.

We Buy Mobile Homes, And So Do The Companies Advertising To You

The companies filling mailboxes with offers are mobile home buyers running one formula: resale value, minus repairs, minus profit. We buy mobile homes ourselves when a home fits, including homes on private land that need to be moved. The difference is that we put the retail number beside our own offer, so you can see exactly what the speed costs before you take it.

Mobile Home Buyers Versus Real Estate Buyers

Real estate buyers need a lender, an appraisal and forty days. Mobile home buyers bring cash or small financing and can close in about a week. That difference in machinery is why selling here moves faster than real estate, and why real estate agents rarely know how to run one of these sales.

Sell Your Home Fast, Or Sell It For More

Four large parks, four different price ladders, and twenty thousand dollars of spread between them. In Valrico FL a cash sale closes in roughly a week and pays less. A listing takes a few weeks longer and usually returns thousands more. Both numbers arrive the same day, in writing, so you can weigh a home fast sale against a full price one with the arithmetic visible.

Start with the free market analysis. No obligation, and the numbers are yours either way.
