Orders arrive before buyers do
People come to Niceville on orders and leave on orders, sometimes with six weeks of warning. Demand stays steady: somebody new always needs something affordable. But a good share of owners are selling against a deadline they did not pick, and selling in a hurry is when a cash buyer wins.
