Do you want to sell your mobile home in Ocklawaha? You have two ways to do it.
We can buy it for cash. You pick the closing day. No repairs. No showings.
Or we can list it for you. Most owners get more money that way. You pay $2,500 when it sells. Nothing up front. Nothing if it does not sell.
The listing runs 30 days, not six months. About 8 out of 10 of our homes sell in that time.
We do both. So we will show you both numbers first. Then you pick.
Find out what your home is worth. Tell us about it and we will call you back, usually the same day.
What listing costs: $2,500, and nothing else
A flat $2,500, paid out of the closing when the property sells. Nothing up front, nothing if it does not sell, no percentage, no marketing fees, admin fees or cancellation fees in the process. Thirty days on the agreement, not six.
A commission on a lake lot with a dock costs real money. This one holds whether the property brings $24,000 or $140,000, and it comes out of the cash at closing.
Drone photography, which on a lake lot does half the selling for you. Copy in English and Spanish. Twelve platforms. Callers vetted, the negotiating, the park application, a page a week on what happened. Everything signs remotely, so no part of this process needs you in Florida. You can walk through the whole process first.
Two communities, and they are not the same animal

Source: Florida DBPR licensed mobile home parks.
Ocklawaha has two licensed mobile home communities holding 134 lots between them: Lake Bryant Mobile Home And Rv Resort with 115 and Weir Wind Village with 19. Nearly everything else in Ocklawaha sits on private land between forest and water, and that shapes what your property is worth.
Lake Bryant is a mobile home and RV resort. Weir Wind Village is a small residential community. A sale in one tells you little about a property in the other, and neither produces enough sales a year to price from. Valuation comes out of Marion County and the towns around Lake Weir. Lake Bryant’s 115 sites sit against the western edge of the Ocala National Forest, and a resort of that kind leases by the season as readily as by the year, so somebody arriving there is often shopping for a winter base rather than a residence. Weir Wind Village’s 19 lots are the opposite: year round neighbors, where a vacancy is known on the street before it appears online.
We weight the lot over age or square footage. Water frontage, a dock, a covered slip, a carport that takes a boat trailer: those move the number further than the condition of the interior. Buyers in Ocklawaha pay for the lot and accept the home.
Is a cash offer the right call on a lake lot?
We buy mobile homes, so a cash offer from us is there for the asking. We would rather you knew the trade first.
Every cash offer is worked backwards from a resale: repairs, taxes or lot rent while the property sits empty, and a margin. The cash figure lands well under the open market price for the same property, and that gap buys speed.
On some Ocklawaha homes that is fair: a home nobody has an interest in selling slowly, a condition that needs a contractor before an ordinary buyer would sign. We will make a cash offer on those and say so.
On a tidy home with water access the cash trade usually is not: those sell quickly to buyers who already know what they want. So run it in order: free analysis, listing price, then the cash offer beside it. If the cash offer still wins, take the cash and we will say so. We will not show you a cash offer while the alternative is unknown.
Selling starts with the number, and it is free
Send the form. We call, go through the home, its condition and what the lot costs, and write up an analysis: what has closed nearby that resembles your property, what competes with it now, and a price we can defend. That is the whole process, it is free, and there is no obligation.
Then see both options compared, a listing against a cash offer, on your own figures.
Ready to see the number? Fill this in and we will do the analysis and walk you through it.
The offers you should expect
Three kinds turn up around Lake Weir. Seasonal buyers who want the water, usually buy in cash and pay the most. Investors, a small group here, who buy at a discount and rent the property out. And relocation buyers who buy the structure alone and haul it off, which takes longer.
An offer is a package of terms, not one number. A cash offer with no inspection period and a two week close can beat a larger offer resting on a loan nobody has approved. Every one arrives in writing with the conditions listed, and our view of which offer we would sign.
Read up on the financing a buyer can actually get before you settle on a price. On a resort lot lending options are thinner than owners expect, which thins the buyer pool. Where no lender will go, every offer is a cash offer, and the selling price reflects it.
If yours sits on your own land
Plenty around Lake Weir and the national forest do. If the land goes with the home, that is an ordinary real estate sale, and we will say so.
On forest and lakeside parcels the well and the septic move the number more than owners expect. A drilled well with a recent pump, and a septic system that has been serviced and drawn on a plan, removes the largest unknown anybody inspecting the place has. An undocumented system invites a deduction the size of a replacement drainfield. We ask about both before pricing, along with whether the parcel sits in a flood zone, because that one answer decides what a lender and an insurer will each say about it.
Keep the land, or clear a place you inherited, and the transaction inverts: your buyer buys a structure and takes it elsewhere. We advertise that plainly, if the home has to come off the lot, so nobody expects the acreage. No approval office sits in that process, and the move is the buyer’s cost.
One hard limit: Florida permits no relocation of a home built before June 15, 1976. We want the data plate first, because it decides whether anybody can legally buy and move it.
Buying rather than selling? The homes we are listing at the moment are on My State MLS, statewide rather than an Ocklawaha list, so call before you buy. Being a real estate broker who only handles mobile homes is all we do. Nearby we also work mobile homes in Belleview and mobile homes in Silver Springs.

What A Mobile Home Is Worth In Ocklawaha
Two communities holding 134 lots, Lake Bryant at 115 and Weir Wind Village at 19, and they are not the same animal. Nearly everything else around Ocklawaha sits on private acreage, so the valuation reaches across Marion County and weights toward homes genuinely like yours rather than pretending the town priced itself.
Selling A Home On Acreage Near The Lakes
If the land conveys, the whole property transfers together. If you are keeping it, a buyer moves the home, and the build date governs whether that is possible at all. Water access moves the number for the right buyer, and honest photographs are how that gets paid for.
Ready To Sell In Ocklawaha FL, And What Fast Actually Means
Ready means three things. The title is in hand, or you know it needs reinstating and have started. The build date is confirmed if the home might be moved. And the price you expect for your home is honest, because a small market punishes a wrong number by going quiet. Two small communities means the comparable sales come from across the county, and we show you which ones.
Selling A Home Fast Without Giving It Away
A home fast sale and a full price sale are usually only a few weeks apart here. The cash buyer closes in about a week and pays less; the listing takes a bit longer and usually returns more. We quote both the same day so the choice is arithmetic rather than pressure.
When A Cash Buyer Is The Right Answer
An estate to settle, a move that already happened, a property you no longer want to think about. Those are good reasons to take a cash offer. Not knowing what your home is worth is never one, and the valuation that fixes it is free.
The Closing, And What Selling Costs
A flat $2,500 from proceeds at closing, only if the home sells. Nothing up front, nothing at all if it does not, and it is all handled online, which matters when the owner already lives somewhere else.
Three Ways Owners Sell Homes Around Ocklawaha
Most owners sell one of three ways. They sell to a cash buyer and take a lower number for speed. They sell through a broker and let the market set the price. Or they try to sell privately, which works occasionally and usually costs more in time than it saves in fees. Homes here sell through all three routes every year, and the right one depends on your calendar rather than on anybody’s opinion.
Homes On Land Versus Homes On A Rented Pad
Nearly everything outside the two small communities sits on private acreage. Homes on owned land sell as property, with the title work at the tax collector doing the heavy lifting. Homes on a rented pad sell with park approval in the middle. Both sell, both have buyers waiting, and neither is harder than the other once somebody who does this daily is handling it.
What Homes In Any Condition Are Worth
Rough homes sell. Tired homes sell. Homes that need a roof sell, at a price that reflects the roof. What does not sell is a home priced as though none of that were true, and the fastest way to find out which you have is to ask for the number before you decide anything.
