In a town with one dominant park everybody prices against that park. Here six communities sit within two hundred lots of each other, each with its own lot rent, rules and amenities, several of them on or near the water. A valuation that averages across Punta Gorda is wrong for almost every home in it.

The storm came ashore almost on top of this town and destroyed a great many of these homes outright.
What stands today is three different things: homes that came through it, homes repaired afterwards, and homes brought in since to replace what was lost. Those are worth quite different money, and treating them as one market is how a valuation here goes badly wrong in either direction.
So we ask which yours is, and about the repairs specifically. We will not send you off to spend money that will not come back, because buyers here have seen a great deal of storm work and price it in accurately. If a home is genuinely past repair there is often still a buyer, because the lot holds value even when the structure does not. If there is not, we say so rather than let a listing sit.
Park approval is where listings actually stall
All fourteen screen buyers, and the larger amenity communities screen hard: income, background, references, sometimes an interview, age qualification in several. Some clear an application in a week and some take a month, none of it published anywhere you could look up.
A buyer who cannot clear the office is not a buyer, however keen or however much cash they have. We screen before anybody walks through your home and chase the application afterwards, because on a thirty day agreement that step is frequently the difference between closing and expiring.

What it costs
A flat $2,500, paid only when the home sells. Nothing up front, nothing if it does not sell, and no percentage of the sale price. On a waterfront Punta Gorda home that gap is substantial, because a percentage commission at these values runs to several times our fee.
The agreement runs 30 days, not six months, because if we cannot sell it in a month we have not earned the right to hold it.

If the home has to leave the lot
If the land is yours and not for sale, the buyer takes the home away instead: a home that must be moved, no park approval step, buyer pays for and arranges it. Florida will not permit relocating a home built before June 15, 1976, so the build date settles that first.
