Highlands County is retirement country, and that shapes the sale

Communities here skew heavily toward 55-plus and toward seasonal residents, which has two consequences.

The first is that your buyer pool is narrower than it would be in Tampa or Orlando, so pricing matters more. A home priced 10% too high in an all-ages market gets fewer showings. In a 55-plus market in Highlands County it can get none at all.

The second is timing. Interest here rises noticeably when seasonal residents are in the state and falls when they are not. Listing into the wrong part of that cycle costs you weeks.
