Do you want to sell your mobile home in Naples? You have two ways to do it.

We can buy it for cash. You pick the closing day. No repairs. No showings.

Or we can list it for you. Most owners get more money that way. You pay $2,500 when it sells. Nothing up front. Nothing if it does not sell.

The listing runs 30 days, not six months. About 8 out of 10 of our homes sell in that time.

We do both. So we will show you both numbers first. Then you pick.

Find out what your home is worth. Tell us about it and we call you back, usually the same day.

Why a county average misprices your lot

Chart of the 21 licensed mobile home communities in Naples, Florida, showing the largest by lot count. 2,817 lots in total.

Source: Florida DBPR licensed mobile home parks.

Naples holds 21 licensed communities and 2,817 rented lots, and a mobile home here is often the only way an ordinary household gets a Collier County address. Scarcity props up prices no inland comparable shows. Naples Estates is largest at 484 lots, then Landmark Naples at 460, Caribbean Naples Manufactured Home Community at 359, Southwind Mobile Village at 338 and Tall Oaks Of Naples at 329.

Below those five the list keeps going. Marco Shores holds 237 lots on Manatee Road, Naples Mobile Home Park 146 on 9th Street North, Hitching Post Co-Op 84, Palm River Mobile Home Park and Par 4 Mobile Village 70 apiece, Harmony Shores Mobile Home Port 57 and Palm Lake Mobile Home Park 56, the last two both addressed on Tamiami Trail East.

Their ZIP codes do most of the explaining. Landmark, Caribbean and Palm River sit in 34110 at the north end. Naples Estates, Harmony Shores and Palm Lake are 34112, east of downtown. Tall Oaks and Hitching Post are 34113 to the south, Southwind and Par 4 are central in 34104, and Marco Shores is 34114, nearer Marco Island than Fifth Avenue. What a home fetches in 34110 is a different figure from what the same home fetches in 34114, and no county wide average knows that.

A coastal resort style community and an older all ages park a few miles east are not one market, and neither behaves like Immokalee twenty five miles inland. Averaged together they give a figure wrong in both directions. Selling well starts inside your community, so we weight it first, then closings that truly compare.

Comparable sales from a Florida Mobile Home Solutions market analysis, then a recommended price of $59,999 against the $52,000 asked.

What a cash offer in Naples is really worth

Cash buyers work this county hard, especially after a storm year. We buy mobile homes ourselves when the numbers work, so you can get a cash offer without a call center in the middle.

Read that cash offer properly. It absorbs repairs, lot rent on an empty property and a resale at a profit, so it lands under the open market, and at Naples prices the spread runs into tens of thousands. That is why somebody wants to buy your property for cash first.

Take the cash if cash suits your situation: an estate to close, lot rent draining an account, a move booked. Just take it in order. Free analysis first, listing number second, the cash offer beside them. If the cash offer still wins we say so.

An offer written before somebody asked the age of the property, its condition and its community is a placeholder. Ask what the cash offer assumes about the roof and the skirting.

Storm repairs, lot rent, and the month you list

Southwest Florida has taken serious weather lately, and plenty of homes carry repairs, half repairs, or damage nobody addressed. Buyers expect some work and price it themselves, so selling a property in imperfect condition is ordinary here, not a last resort.

If the home is genuinely rough there is often somebody who buys a home in rough shape, and the alternative most owners weigh is several thousand dollars to demolish it. Where a property cannot be sold we say so.

Repairs are only half of what a buyer weighs here. The other half is the ground under the home, and selling well means pricing the two together.

Two numbers decide what a buyer in Naples can pay: the price of the home and the pad rate attached to it. In the resort style communities that monthly lot rent runs higher than the mortgage payment the same household would carry inland, which is why we ask for your current pad rate, the renewal date and whether the community has announced an increase before we price anything. Push the lot rent up fifty dollars a month and what a buyer will pay falls by more than most owners expect.

The season matters as much. Collier County fills from November through April and thins out after Easter, so the number of people walking a Naples community in February is several times the July number. A summer listing is not a lost cause. It needs a sharper price and a longer fuse, and we say which of the two you are facing on the first call rather than after a month of quiet.

Hitching Post Co-Op is its own animal. The name is accurate: a share in the corporation that owns the ground rather than a lease on a rented lot, so the board does the approving and the paperwork runs differently from every other community on the list.

Park approval and the 30 day clock

Every community screens buyers, and the resort style offices screen hard: income, background, references, sometimes an interview. One office answers in a week, the next takes a month. The application asks for the same things everywhere and weighs them differently: two months of income documentation, a credit and background check, sometimes personal or landlord references, and in the resort communities an interview with the manager. Pets and vehicle counts are written into the rules, so a buyer with a work truck or a dog over the weight limit can fail on something that has nothing to do with money. We read your community rules before the listing goes live, which keeps the wrong buyer from ever reaching an accepted contract.

On a 30 day agreement that timing decides everything, so we file the application the day an offer is signed. It is the slowest step in the process and where selling quietly loses a month.

Week one is photography, listing and syndication. Week two is calls, screening and showings, with an honest read on price by day ten. An offer usually lands late in the month, then approval and title work, none of it needing you in Florida.

Who is actually buying

Seasonal owners and retirees who buy to live in the home pay the most and need approval, often financing. Investors buy to rent the property back out, pay cash and bid low. Relocation buyers want to buy the home and move it, rare in Collier County because nowhere nearby is cheap. We market to all three, because a listing aimed at one kind of buyer never produces the second offer, and the second offer moves the price. On the first call we say who is likeliest to buy your home and how that changes the process.

Before selling, get the free analysis

We ask about the property, its age and condition, the lot rent and which community holds the lease. You get a full Comparative Market Analysis: comparable closings, what competes with you this week, and a recommended list price with the reasoning underneath. Want a cash offer alongside it? Ask on that call. The call runs about fifteen minutes. We want the year built, the width, single or double, the age of the roof and the windows, whether the home has ever been re-leveled, and whether the lease carries an age restriction. Then we rank Collier closings by how closely they resemble yours and show you the sales that carried the weight.

No obligation, nothing to pay, and the figures are yours whether you list with us or not. With a real number you can work out which one puts more in your pocket, listing or a cash sale.

What the flat fee covers

A flat $2,500, paid out of the closing when the home sells. Nothing up front, nothing if it does not sell, no percentage. At Naples prices a six percent commission is many times our fee. No marketing fees, no administrative fees, no cancellation charge, and no part of the process costs a dollar before closing. The agreement runs 30 days, not six months.

For that: professional photography with drone coverage, a listing in English and Spanish, syndication to twelve platforms including Zillow and MHVillage, buyers screened before anyone walks through, negotiation on every offer, cash or financed, and park approval handled. A weekly report gives views, impressions, calls, texts, showings and how your property compares.

The whole process runs online, which suits owners here part of the year. You can read the full process first, and our Google reviews are worth two minutes. A home on a rented lot needs a different license from a realtor’s, so it helps to have a broker handle the sale who does nothing else. Nearby we also handle mobile homes in Bonita Springs and mobile homes in Immokalee.

Call (727) 201-0189, 9am to 6pm Monday through Friday, and we will get your home sold.

What A Mobile Home Is Worth In Naples

Twenty-one communities holding 2,817 lots, led by Naples Estates at 484, Landmark Naples at 460 and Caribbean Naples at 359. This is the most expensive land in Florida, and manufactured housing here is the last affordable way to own in the county. That tension sets the price, not the age of the home.

Affordable Housing On Expensive Ground

A buyer in Collier County is comparing your home against nothing else in its price range, which is a much stronger position than most sellers realize. What they will still underwrite carefully is the pad charge and the community approval standards.

Selling A Mobile Home Fast In Naples FL

Fast in Naples FL is a preparation problem, not a demand problem. Title located, price built from real closings, honest photographs, and the park application moving the day a buyer commits. About 80% of our listings go under contract inside the thirty day agreement.

We Buy Mobile Homes, And So Do The Companies Advertising To You

The companies filling mailboxes with offers are mobile home buyers running one formula: resale value, minus repairs, minus profit. We buy mobile homes ourselves when a home fits, including homes on private land that need to be moved. The difference is that we put the retail number beside our own offer. The last affordable ownership in an expensive county, which changes what the comparable set means.

Mobile Home Buyers Versus Real Estate Buyers

Real estate buyers need a lender, an appraisal and forty days. Mobile home buyers bring cash or small financing and close in about a week. That difference in machinery is why selling here moves faster than real estate, and why real estate agents rarely know how to run one of these sales. Real estate experience does not transfer.

Sell Your Home Fast, Or Sell It For More

In Naples FL a cash sale closes in roughly a week and pays less. A listing takes a few weeks longer and usually returns thousands more. Both numbers arrive the same day, in writing, so you can weigh a home fast sale against a full price one with the arithmetic visible.

Selling A Mobile Home In Any Condition In Naples

We sell homes in any condition, and the parks here see every version of it. A home in any condition has a buyer at the right number: investors take the projects, retail buyers take the tidy ones, and the parks care mostly that the buyer can pay the lot rent. Condition sets the price, never the possibility.

What The Parks Themselves Change

Different parks run different rules on age, pets and vehicles, and the larger parks screen buyers more thoroughly than the small ones. We work all of the parks in Naples and we know which offices move quickly, which is often the difference between closing in three weeks and closing in eight.

Start with the free market analysis. No obligation, and the numbers are yours either way.
