Pasco County has 90 licensed mobile home communities and 12,339 lots in them. Zephyrhills holds 5,428 of those lots, which is close to half the county in one city.
That lopsidedness is the single most useful thing to understand before you sell here, because it means a Pasco mobile home is priced against wildly different markets depending on which side of the county it sits on.

Where the mobile homes in Pasco County actually are

Zephyrhills and New Port Richey together account for over two thirds of every licensed lot in the county. Dade City and Hudson add another 2,600 between them. After that the numbers fall off a cliff, and by the time you reach Odessa, Lutz, Aripeka or San Antonio you are looking at a couple of hundred lots or fewer.
That matters because a home in a 500 lot community in Zephyrhills has dozens of genuine comparable sales behind it, and a home on five acres outside San Antonio has almost none. Both are perfectly sellable. They are not priced the same way, and anybody who quotes you a number for the second one off county averages is guessing.
The two Pascos
The western and central belt, so Zephyrhills, New Port Richey, Hudson and Port Richey, is park country. Large established communities, many of them age restricted, with lot rent, a park office and a buyer approval step. Sales there run on community reputation and on what has closed inside the same park in the last year.
The eastern and northern edge is a different county entirely. Dade City, San Antonio, Saint Leo, Trilby, Lacoochee and the land around Crystal Springs are mostly homes on private ground, often held in the same family for decades. No park approval, no lot rent, and frequently a title that was retired years ago and needs sorting before anything can be sold.
Odessa sits oddly between the two, with one community of 225 lots and everything else on acreage.
