One park cannot price a market

A single community might see two or three sales in a year, and in a slow year none at all. Anybody quoting you a price off that is guessing and calling it a valuation.
We build the number from Pasco County and the coastal strip either side of you, weighted toward homes genuinely like yours, and we tell you which sales carried the most weight. On the water, that weighting is most of the job: a lot with access is not the same asset as one three streets back, and no county average will show you the difference.
On private land the sale works differently
In a park the community screens your buyer and the home stays put. On your own land neither of those applies. The buyer needs somewhere to put the home and a way to get it there, and that becomes the entire negotiation.
The upside is speed. With no approval office to wait on, homes that have to be moved off the land frequently close faster than park homes.
Three things settle whether it can go. The build date, because Florida will not permit relocating a home built before June 15, 1976. The title, which on owned land has usually been retired and needs reinstating at the tax collector. And whether the transport company’s insurer will put it on the road, which is a lower bar than most owners assume.
The buyer pays for the move and arranges it. Our part is checking their plan is real before you are counting on it.
