Lacoochee has no licensed mobile home communities. Not a small number, none.
So if you own a mobile home here, it is on private land. That one fact decides how it sells, who buys it, and what it is worth, and it is the reason a general real estate agent will usually pass on the listing.
Find out what your home is worth. Tell us about it and we will call you back, usually the same day.
An old mill town with land, and no park market

Lacoochee grew up around a sawmill and never grew back after it closed. What is left is land, and homes sitting on it that have often been in the same family for two or three generations.
Nothing about that fits how a mobile home usually changes hands. There is no park office to approve a buyer and no community rules to satisfy, which removes the slowest step in a normal sale. What replaces it is a logistical question: where is the home going, and who is taking it there.
We advertise it as precisely that, homes that have to be moved off the land, because a listing that reads like an ordinary property sale draws two weeks of calls from people expecting the acreage to come with it.
What we check before taking it on
Age is the question that ends conversations, so we ask it first. Anything predating the federal HUD code of June 15, 1976 cannot be permitted to relocate in this state, and no amount of paperwork changes that. On a 1976 home we want the month off the data plate.
Then ownership. Where a home has sat on family land for decades, the title has usually been retired and sometimes the last person named on it has died. Both are fixable at the tax collector and neither is fast, which is why we would rather start it in week one than discover it in week four.
Then the shell itself, judged not by us or by you but by whichever transport company’s insurer has to put it on a highway. Their standard is structural. Peeling paint and dated panelling are irrelevant to them.
Before you pay somebody to haul it away
Demolition quotes out here run to several thousand dollars, and for a family clearing a relative’s property that number often arrives before anybody has asked what the home is worth.
Sometimes demolition genuinely is the answer. Often it is not, and the same home somebody quoted you four thousand to remove is one a buyer would pay you for and take away at their own cost. The difference between those two outcomes is one phone call.

What it costs, and buying instead
A flat $2,500 if you list with us, paid only when the home sells. Nothing up front, nothing if it does not sell, no percentage. Thirty day agreement.
With no local park sales to work from, we price against Pasco County and the rural land east of Dade City, weighted toward homes genuinely like yours, and we name the sales that carried the weight.
Professional photography with drone coverage, which matters on land because the setting is a real part of what a buyer is paying for. Syndication to twelve platforms including the marketplaces where relocation buyers actually look, buyer screening, negotiation, and a written report every week. That is the process we follow, and everything signs online.
Once you have the number you can compare the two options side by side, listing against a cash offer.
If you have land out here and want a home for it, the homes we have on the market are on My State MLS. Statewide rather than a Lacoochee list, and it changes as homes come and go, so call before you commit to anything you find.
What a mobile home broker actually does explains why this takes a different license from a realtor’s. We also work mobile homes in Dade City and mobile homes in Zephyrhills.
This is one of the mobile home markets in Pasco County, where you can see how Lacoochee compares with the rest of the county.
