Selling off private land is a different transaction

In a park, the community has to approve your buyer and the home stays where it is. Neither applies here. Your buyer needs somewhere to put the home and a way to get it there, and that is the entire negotiation.

The upside is speed. With no approval office to wait on, these frequently close faster than homes in communities.

We list them for exactly what they are: homes that have to be moved off the land, with the land not for sale. Describe it any other way and you spend two weeks fielding calls from people who assumed the acreage came with it.

Land here is worth more than it was

The corridor between Zephyrhills and Dade City has appreciated hard, and ground that was worth very little a decade ago is worth a great deal now.

That has a specific consequence. If your land has gone up, the buyer for the property may want it clear, and the home standing on it becomes a separate question entirely. That does not make it worthless. It makes it a second sale, and treating the two as one is how people end up paying thousands to demolish something a buyer would have hauled away.

Three things decide whether it can move

When it was built. The federal HUD code took effect on June 15, 1976, and Florida will not permit relocating a home built before that date. There is no workaround, so we ask for the data plate on the first call. On a 1976 home the month decides it.

Whether the title was retired. On land you own the title has usually been retired so the county could assess the property as one piece. It has to be reinstated at the tax collector before anything can transfer. Not difficult, but slow.

Whether it is sound enough to travel. The transport company’s insurance decides that, not us. Worn, dated and unattractive all sell perfectly well. Structurally unsound does not travel.

The buyer pays for the move and arranges it. Our part is making sure they have a real plan before you are relying on them.
