Financing a mobile or manufactured home does not work like financing a house, and most bank loan officers will not write these loans at all. This page explains why, what the two loan types are, and lists ten lenders who actually lend on manufactured homes throughout Florida.


Why your bank probably said no

If the home sits on land you do not own, it is not real property. It is titled property, like a vehicle, registered with the Florida Department of Highway Safety and Motor Vehicles rather than recorded as real estate.

A conventional mortgage secures against land. There is no land in the deal, so a conventional mortgage does not apply. That is not a credit problem, it is a category problem, and it is why the big banks pass.

The lenders who do write these loans are specialists, and there are more of them than most buyers realize.

The two kinds of loans

Home-only, also called a chattel loan

For a home on leased land, in a community or park where you pay lot rent. The loan covers the home itself and nothing else. This is the most common loan for a Florida mobile home purchase. Terms are usually shorter and rates higher than a mortgage, because there is no land securing it.

Land-home loan

For when you own the land underneath, or are buying it at the same time. This behaves much more like a traditional mortgage, and government-backed programs including FHA, VA and USDA may be available. If you own your land, ask about these first.

What to have ready before you apply

Applications are normally free and take about fifteen minutes online or by phone. Having these to hand makes it quick:

  • Photo ID
  • Recent pay stubs, or proof of income
  • Your last two years of tax returns if you are self-employed
  • The home’s year, make, size and asking price
  • The lot rent amount, if the home is in a community

Apply with two or three lenders, not one. Rates and terms vary a great deal between them for the same borrower, and applications are free. Comparing costs you nothing and can be worth thousands over the life of the loan.
