Do you want to sell your mobile home in Lithia? You have two ways to do it.

We can buy it for cash. You pick the closing day. No repairs. No showings.

Or we can list it for you. Most owners get more money that way. You pay $2,500 when it sells. Nothing up front. Nothing if it does not sell.

The listing runs 30 days, not six months. About 8 out of 10 of our homes sell in that time.

We do both. So we will show you both numbers first. Then you pick.

Find out what your home is worth. Tell us about the property and we will call you back, usually the same day, with no obligation attached to the conversation.

One park, twelve lots, and a county doing the pricing

Lithia has a single licensed mobile home community: Brantley’s Mobile Home Park, with 12 lots. Everything else sits on private acreage in a corner of Hillsborough County made of ranch land and phosphate. Selling here is a different exercise from selling in a park market. Twelve pads also means no waiting list and no office to please, so the few homes that do change hands in there tend to trade quietly between people who already know each other, and almost never surface as a usable comparable.

Start with the fees, since that is the first question. A flat $2,500, paid out of the closing when the property sells. Nothing up front, no percentage, no marketing or administrative fees, no cancellation charge. What sets your number in Lithia is the ground this property stands on.

Twelve lots produce no usable comparable sales, so the valuation comes from Hillsborough County and the rural stretch east of Brandon, weighted toward property like yours. A double wide on five acres off Lithia Pinecrest and a thirty year old single wide behind a barn are not the same property, and averaging them helps nobody.

Land values moved, so the question changed

FishHawk and the subdivisions around it pushed prices up hard over a decade, and acres nobody wanted fifteen years ago carry real value now. If your land has appreciated that far, the buyer may want it clear, and the home becomes a second sale. That does not make the property worthless. Treating the two as one sale is how people pay thousands to demolish something a buyer would take away free.

Two things carry that appreciation. The FishHawk school attendance boundaries pull families who want acreage inside the zone and will pay for it. And a greenbelt agricultural classification, common on the older parcels off Lithia Pinecrest, holds the tax bill down while the underlying land value climbs, which is why owners here often carry more value than their tax notice suggests. We check the classification before pricing, because a buyer who plans to build will lose it and will price that in.

When the home leaves the land

Older mobile home needing work, listed as must be moved with the land not for sale

Keeping the land, selling it separately, or clearing an inherited property all end the same way: the buyer hauls the home off. We run that as selling a home that has to be relocated, and the listing says outright the land stays put.

No park office has to approve anybody, so the process is shorter than a community sale. The buyer pays the hauler; our part of the process is confirming the destination and transporter are real before we bring you the offer. No Florida permit exists for relocating a home built before June 15, 1976, so the build date settles that first. On owned land the title has usually been retired, and reinstating it at the tax collector takes weeks, so start that step of the process early, not the day an offer lands.

Is a cash offer the right answer out here?

Often enough to deserve a straight answer. We buy mobile homes ourselves, so a cash offer comes from us directly, not from a form that resells your details to a list of investors.

A cash offer has to absorb the repairs, the holding and the resale, so the cash figure lands well under what the same property would list for. That gap buys speed and certainty. On a home in rough condition on awkward acreage that cash number can be fair; on a sound double wide with land appeal it rarely is. Get the analysis first, hold the cash offer against the listing number, and decide with both in hand. If the cash offer wins, take it. Then work out which one puts more in your pocket.

Cash buyers in Lithia come in two kinds. Investors buy at volume and expect a cash discount. Neighbors with cash want the acreage next door and will buy at closer to market. A cash offer from the second kind is worth taking seriously on the spot. A cash offer from the first is worth measuring against the analysis.

Ready to see the number? Fill this in. We run the analysis, walk you through every figure, and tell you honestly whether a cash offer or listing buyers would put more in your pocket.

Who buys a mobile home on acreage

Fewer buyers than a park market, but motivated ones. People who already own a lot around Lithia and want to buy a home to set on it. Investors who buy rough homes to rehab and resell, paying cash and caring about condition more than view. And families who buy the land and the home together and stay put, which is why the listing gets written for both assets at once. Lot rent is not part of the arithmetic for most sellers in Lithia, so what a buyer weighs instead is the well, the septic and the drive time to Brandon. It helps to understand mobile home financing in Florida before pricing anything: chattel lending is narrow, and a property no lender will touch draws only cash buyers, who bid accordingly.

What arrives first is the number

The process starts with the form. We call, ask about the age, the condition and where the home sits, then produce a market analysis with a recommended price and the reasoning. There is no obligation and the figures stay yours. When an offer arrives you will know whether it is a fair offer or an opportunistic one.

The flat fee covers drone photography, which earns its keep where the setting is much of what a buyer pays for, listing copy in English and Spanish, twelve platforms, buyer screening, negotiation on every offer, and a weekly performance report. It all signs online, so no part of this needs you in Florida. That is the way we run a listing from first call to closing.

If you are buying rather than selling, our current listings are on My State MLS, statewide rather than local. Call before you buy anything on it, since not every home can be permitted to move.

We are a real estate broker who only handles mobile homes, a different license from a realtor’s, and we also work mobile homes in Dover and mobile homes in Valrico.

What A Mobile Home Is Worth In Lithia

One licensed community with twelve lots means Lithia has no local market to price against at all. Nearly every manufactured home here sits on private acreage, and the valuation comes from comparable land-and-home sales across southeast Hillsborough rather than from anything inside the town limits. That reality shapes the entire sale, not just the number.

Selling A Home On Your Own Land

If the acreage conveys, the whole property transfers together and it closes like ordinary real estate. If you are keeping the ground, a buyer moves the home instead, which narrows the field considerably and changes the price. Settling which sale you are running is the first real decision.

The Title Is Where A Land Sale Stalls

On owned land the title has usually been retired so the county could assess a single parcel. Reinstating it at the tax collector is routine and slow, and nothing transfers until it is finished. Start it the day you decide to sell.

Cash Offers On A Home Out Here

Resale value, minus repairs, minus profit. Every cash offer, ours included. On acreage the repair assumptions are where offers diverge most, so the retail figure matters more here than almost anywhere.

How Fast Can You Sell?

Faster than the town size suggests, because buyers who want land with a home already on it are always looking and there are rarely many options. The build date matters: Florida issues no relocation permit for a home built before June 15, 1976.

Who Is Buying In This Corner Of The County

People who want room, a shop, and a payment a normal wage covers. They compare your property against the next manufactured home on acreage, and there are seldom many at once.

What Selling Costs

A flat $2,500 from closing proceeds, only if it sells. Nothing up front and no fee at all if it does not, on a thirty day agreement rather than six months.

Ready To Sell, And What Fast Actually Means Here

Ready means three things in Lithia. The title is in hand, or you know it needs reinstating and have started. The build date is confirmed if the home might be moved. And the price expectation is honest, because a small market punishes a wrong number by going quiet rather than by arguing. Get ready on those three and selling moves quickly.

Selling A Home Fast Without Giving It Away

A home fast sale and a full price sale are usually only a few weeks apart here. The cash buyer closes in about a week and pays less; the listing takes a bit longer and usually returns more. We quote both the same day so the choice is arithmetic rather than pressure.

When A Cash Buyer Is The Right Answer

An estate to settle, a move that already happened, a property you simply do not want to think about any more. Those are good reasons to take a cash offer. Not knowing what the home is worth is never one, and the valuation that fixes that is free.

The Closing, And What Selling Costs

With one small park in town, nearly every sale here is a land-and-home sale. A flat $2,500 from proceeds at closing, only if the home sells. Nothing up front, nothing at all if it does not, and closing runs online, which matters when the owner is already living somewhere else.

Start with the free market analysis. No obligation, no fees, the numbers are yours either way, and nothing about the process commits you to selling.
