Dover has three licensed mobile home communities holding 196 lots: Palms At Dover with 126, Valrico Hills Mobile Home Park with 38 and Tampa East Rv Resort with 32.
Under two hundred lots, in strawberry country between Brandon and Plant City. Most of the mobile homes around Dover are not on a rented pad at all, they are on the farmland and small acreage that runs through this part of the county.

Hillsborough is where the number comes from

Three communities do not produce enough sales to price a home against. We build the valuation from Hillsborough County, weighted toward homes genuinely like yours, and we name the sales that carried the weight.
That weighting matters more here than in a big park market, because the range in this area is enormous. A tidy double wide on two acres off Highway 92 and a thirty year old single wide behind a packing shed are not the same asset, and averaging them serves nobody.
Three quarters of the searching here is buyers
More than three in four mobile home searches around Dover come from people trying to buy rather than sell, which is one of the highest ratios in Hillsborough County.
That is good news if you are selling. Demand is real and it is local. A well-priced home here does not sit for want of interest; it sits because the price came from the wrong comparables, or because approval stalled, and both are fixable.
It also means every listing being written in Spanish as well as English is not a box we tick. In this part of the county a serious share of the buyers at these prices are looking in Spanish, and a listing that only exists in English is invisible to them. It costs nothing extra and it is included.
On land, the sale works differently

If the land goes with the home, that is an ordinary real estate transaction.
If you are keeping the land, selling it separately, or clearing an inherited property, the buyer takes the home away instead. That is what to do if it has to be moved: the land is explicitly not for sale, there is no park office for anybody to clear, and the buyer pays for and arranges the move.
Florida will not permit relocating a home built before June 15, 1976, so the build date settles it before anything else does. On owned land the title has usually been retired too, and reinstating it at the tax collector takes time, so start that early.
If the home is rough
Plenty around here have been rented hard for years, sat empty, or taken storm damage nobody ever properly repaired.
We still list them, and we will not send you off to spend money on repairs that will not come back in the price. There is a market for buying homes in poor condition far more often than owners expect, and the alternative most people are weighing is thousands to have it demolished.
If a home genuinely cannot be sold, we say so rather than take the listing and let it sit while you wonder why the phone is quiet.
We produce the number first, free
Fill in the form and we will call you, ask about the home, its age, condition and where it sits, and produce a full market analysis: comparable closings, what is competing with you right now, and a recommended list price with the reasoning written out.
No obligation, and the figures are yours whether you list with us or not. Then work out what each option nets you, listing against a cash offer.
Ready to see the number? Fill this in and we will do the analysis and walk you through it.
What it costs
A flat $2,500, paid only when the home sells. Nothing up front, nothing if it does not sell, no percentage. Thirty day agreement rather than six months.
Drone photography included, which earns its keep on acreage where the setting is much of what you are selling. Listing copy in English and Spanish, twelve platforms, buyer screening, negotiation, and a written report every week.
Everything signs online. That is the process we follow, and what our clients say is worth two minutes before you call anybody.
Given how many people here are buying rather than selling: homes we are listing at the moment are on My State MLS, statewide rather than a Dover list, and the list changes as homes come and go.
We are a licensed Florida mobile home broker, and we also work mobile homes in Plant City and mobile homes in Valrico.
Call (727) 201-0189, 9am to 6pm Monday through Friday.
