Do you want to sell your mobile home in Lake Placid? You have two ways to do it.
We can buy it for cash. You pick the closing day. No repairs. No showings.
Or we can list it for you. Most owners get more money that way. You pay $2,500 when it sells. Nothing up front. Nothing if it does not sell.
The listing runs 30 days, not six months. About 8 out of 10 of our homes sell in that time.
We do both. So we will show you both numbers first. Then you pick.
Find out what your home is worth. Tell us about it and we will call you back, usually the same day.
One big community, then a long tail

Source: Florida DBPR licensed mobile home parks.
Lake Placid has eleven licensed mobile home communities holding 1,091 lots. Tropical Harbor Estates leads at 449 lots, with Paradise Village at 150, Lake Side Village South at 117, Sunshine Rv Resort at 83, Lake Gardens Mobile Home Park at 75 and Lake Side Village North at 66. One community holds four lots in every ten.
Tropical Harbor Estates usually has recent sales to price your own home against, provided you are not asking above the homes already listed. In the smaller communities that gravity works against you. Tropical Harbor sales dominate any casual search while telling you little about your own home: different lot rent, different amenities, different buyers. Pricing a property off the wrong community is the expensive mistake here. Park approval is its own process: Tropical Harbor Estates does not screen an offer the way smaller communities do, and cash buyers must be approved before they can buy.
A county average also hides lake access: a home on water and one three streets back do not carry the same value.
Lot rent, park approval, and homes on private land
Every in-park sale here turns on two numbers the seller rarely has to hand: the current lot rent, and whatever the community charges to process an application. Ask the manager for both before we price anything, along with the approval timeline, because someone who has to wait three weeks for a decision is someone who keeps shopping. Approval usually means an application, a background and income check, and sometimes a cap on how many people or pets live in the home. Rent that sits above the going rate in Highlands County comes straight off what anyone will pay for the home standing on that lot, which is why two near identical homes in different Lake Placid communities can be worth several thousand apart. Homes on private acreage east of town play by none of those rules: no application, no monthly rent, and the land conveys with the home, which widens the field of people able to buy and changes what we compare it against.
Would a cash offer save you the trouble?
Sometimes a cash offer genuinely would, and we will not talk anyone out of one. We buy mobile homes for our own account when the figures work, so a cash offer can come from us on the same call as the valuation, with nobody walking through your property.
Check the arithmetic first. Whoever pays cash carries the property through the quiet months, repairs it and resells it, and those costs come out of the offer first. A cash offer therefore lands well under what the same property would list for, and that gap is what a guaranteed date costs you. Settling an estate, that can be money well spent. With no deadline, it is thousands handed over for nothing.
So take them in order: free analysis, listing number, cash offer, then decide. If the cash offer still wins we will say so. We will not put a cash figure in front of you while the market number is a mystery.
Ask for the cash offer even if you expect to list. It costs nothing, carries no obligation, and the market number is what gives the cash number meaning.
Who is buying around the lakes
Roughly half the mobile home searching here comes from people looking to buy, so real demand sits behind a Lake Placid listing. Those buyers split three ways. Snowbirds and retirees who live in the property, pay the most, and must clear the park office. Cash buyers and a few investors who buy to rent back out, need no lender and offer less. And buyers who want a home to move onto land south of town. A buyer who cannot get chattel financing has to buy outright, so we write the listing for all three.
Listings move fastest between January and March, when the seasonal population peaks and the people shopping are already in Highlands County rather than a thousand miles north. Most owners here spend part of the year elsewhere. Closings run online, so the selling process does not need you in Florida.
What the free analysis gives you
That process starts with the form and one phone call. We ask about the home, its age, condition and lot rent, then build a Comparative Market Analysis: Highlands County closings weighted toward communities like yours, and a recommended list price with the reasoning written out.

No obligation, and the figures are yours whether you list or not. Then work out how the two paths compare, selling on the open market against a cash offer, with both numbers in front of you.
What selling a Lake Placid home costs
A flat $2,500, paid out of the closing when the property sells. Nothing up front, no percentage, and no fees unless it sells: no marketing fees, no listing fees, no cancellation penalty. The agreement runs 30 days, not six months, and about 80% of our listings are under contract before it ends.
You get professional photography with drone work, a listing in English and Spanish, syndication to twelve platforms including Zillow and MHVillage, buyers screened, negotiation handled as part of the process, park approval chased, and a written performance report weekly. The whole process runs from your phone, and every offer arrives on paper.
That is how we get a home sold, and what other Florida owners said takes two minutes to read.
Rough homes, and the other side of the market
Not every home here is winter-ready, and Highlands County heat is unkind to a property left shut up. We still list them, and we will not send you off to spend on repairs that will not come back in the selling price. Selling in as-is condition is ordinary here, and we sometimes buy those homes ourselves. There is a buyer for homes that are past saving more often than owners expect, and the alternative is thousands to have the property demolished.
Because so many Lake Placid searches come from buyers: what is on the market with us now is on My State MLS, statewide rather than a Lake Placid list.
We are a Florida broker who lists mobile homes and nothing else. We also work mobile homes in Sebring and mobile homes in Avon Park.

What A Mobile Home Is Worth In Lake Placid
Eleven communities holding 1,091 lots, led by Tropical Harbor Estates at 449. Highlands County runs on a seasonal cycle more strongly than most of Florida, and the practical effect is that the same home listed in July and listed in January is not looking at the same buyer pool at all.
Timing A Sale Around The Season
An owner who has to sell in the off months is not stuck, but the strategy changes: pricing tighter, marketing wider than the county, and being realistic that the deep local buyer pool arrives later. That is a conversation worth having before the listing goes up.
Selling A Home Fast In Lake Placid FL, And What A Fair Price Looks Like
Fast and fair are not opposites here. A home priced where the market has already been buying sells fast, because demand in Lake Placid FL is steady and supply is not. A home priced on hope sits, takes a cut, and sells late for less than a fair number would have brought in week one.
We Buy Houses Ads, And What A Fair Cash Offer Is
The we buy houses signs work this market like every other, and the buyers behind them run identical arithmetic: resale value, minus repairs, minus profit. A fair cash offer subtracts honest repair costs; an unfair one pads them. The same is true whether the property is a house on land or a home on a rented pad. We buy houses and mobile homes ourselves, and we still show the retail figure so our own number has to be fair on its face.
How To Sell Your Home Fast Without Discounting
Locate the title, price from real closings, photograph the home honestly, and file the park application the day a buyer commits. Owners who sell a home fast did those four in week one. Selling fast never required giving up a fair price.
Why Agents Skip This Work
Agents build their business around deeds, lenders and appraisals. A titled home on a rented pad has none of those, so most decline and the commission math would not support it anyway. A licensed broker who handles only these sales is the practical alternative in a seasonal market.
A Fair Fee For A Fast Sale
A flat $2,500 from closing proceeds, paid only when the home sells, on a thirty day agreement. Nothing up front, nothing at all if it does not sell, and a fair price for work you can see happening every week.
Start with the free market analysis. No obligation, and a cash offer alongside it if you want one.
