One community holding 60% of the lots
If your home is in Crystal River Village, there is usually a recent sale nearby to anchor the price, and a buyer searching the area will see your neighbors alongside you.
If it is in one of the four small parks, there may be nothing comparable to point at for months at a time. The valuation then has to be built from Citrus County more widely and adjusted, and that adjustment is where a home gets underpriced by thousands if nobody does it carefully.

Who is actually buying here

Citrus County has a lot of rural acreage with mobile homes on it. If yours is on land you own and you want the home gone without selling the land, that is a different listing entirely: the buyer takes it away and your land stays yours. See if the home has to come off the lot for what decides whether that is possible, starting with the build date.
It is also worth checking whether a buyer can get a loan on it, because in this price range financing decides the size of your buyer pool.
