Thirty-eight lots might produce one sale in a year, and in a quiet year none. A price built on that is not a valuation, it is a guess with a chart behind it.
We work from Escambia County and the surrounding panhandle instead, weighted toward homes genuinely like yours, and we name the sales that carried the weight. On acreage that weighting is most of the job, because a double wide on three acres off Highway 29 and a single wide on a quarter acre are not the same asset and no county average will separate them for you.
On land, the buyer is a different person

If you are selling the land with the home, that is an ordinary real estate transaction and a mobile home broker may not be who you need. We will tell you so.
If you are keeping the land, selling it separately, or clearing a property you inherited, the buyer takes the home away instead. Those are homes on private land that need to move, advertised with the land explicitly not for sale so the calls come from people who understand what they are looking at.
There is no park office for anybody to clear, which is why these often close faster than homes in communities. The buyer pays for the move and arranges it, and our job is checking their plan is real before you are counting on it.
What settles whether it can move
The build date first. The federal HUD code took effect on June 15, 1976 and Florida will not permit relocating anything older. We ask for the data plate on the first call, because finding that out in week four helps nobody.
Then the title, which on owned land has usually been retired so the county could tax the property as one piece. Reinstating it at the tax collector is routine and slow, and nothing transfers until it is done.
Then the frame. Whether a home survives a highway is the transport company’s insurer’s decision, not ours and not yours. Dated and shabby travel perfectly well.
If the home is rough
Plenty out here are. Rented hard for years, sat empty, or carrying storm damage nobody ever properly repaired.
We still list them, and we do not send you off to spend money on repairs that will not come back in the price. There is somebody who buys a home in rough shape more often than owners expect, and the alternative most people are weighing is a demolition bill in the thousands. If a home genuinely cannot be sold, we say so rather than take the listing and let it sit.

What it costs
A flat $2,500, paid only when the home sells. Nothing up front, nothing if it does not sell, no percentage. Thirty day agreement.

It is worth understanding lending on mobile homes before you settle on a price, because on private land the buyer pool is narrower and what a buyer can borrow shapes it further.
