Do you want to sell your mobile home in Umatilla? You have two ways to do it.

We can buy it for cash. You pick the closing day. No repairs. No showings.

Or we can list it for you. Most owners get more money that way. You pay $2,500 when it sells. Nothing up front. Nothing if it does not sell.

The listing runs 30 days, not six months. About 8 out of 10 of our homes sell in that time.

We do both. So we will show you both numbers first. Then you pick.

Find out what your home is worth. Tell us about it and we will call you back, usually the same day.

Selling a home that sits on your own land

If the land goes with the home, that is an ordinary real estate sale and the whole property transfers together.

If you are keeping the acreage, selling it separately, or clearing an inherited property, the buyer takes the home away instead. Those go up as homes on private land that need to move, with the land stated plainly as not for sale. There is no park office for anybody to clear, so the process is shorter than a park sale in Umatilla and the buyer pays for and arranges the transport. Our part is checking that the plan is real before you start relying on the sale.

Two things settle whether it can happen. Florida issues no relocation permit for a home built before June 15, 1976, so the build date comes first. And on owned land the title has usually been retired so the county could assess a single parcel, which means reinstating it at the tax collector before anything transfers. That part is routine and slow, so start it the day you decide on selling rather than the week someone appears.

Four small communities, and one of them is a resort

Umatilla has four licensed mobile home communities holding 219 lots: Golden Estates Mobile Home Park with 80, Lakeside Estates Mobile Home Park with 73, Nelson’s Outdoor Resort with 48 and Beach Pines Mobile Home Park with 18.

Nelson’s sells to a different person than the residential parks do: seasonal owners who want the water and somewhere to put a boat. A property there is valued on a different basis from one in Golden Estates a mile away. Anybody who offers to buy your home without knowing which of the four it is in is guessing, so we ask on the first call before anybody talks about an offer.

Most mobile homes around here are not in a park at all. They sit on acreage between the citrus country and the edge of the Ocala forest, and that single fact changes almost everything about how yours should be sold.

With four small communities there may be no comparable sale in town for a year, so the valuation gets built from Lake County and weighted toward homes genuinely like yours. Sixteen towns in this county have licensed communities and several are many times the size of this one, so your buyers are looking at Leesburg, Tavares and Eustis as well. Lot rent is where most of that comparison happens, because the person shopping is underwriting a monthly payment and a couple of hundred dollars of pad rent moves what they can pay by thousands.

Is a cash offer worth taking out here?

It can be. We buy mobile homes ourselves when the numbers work for both sides, and there are cash investors around this county who close when they say they will, without tying the property up first.

What nobody volunteers is the size of the discount. A cash offer has to carry repairs, holding cost and a resale, so the cash number sits below what the same property would list for. On a home that has been closed up for three summers, that gap is narrow and taking the cash is the right call. On five acres with a sound double wide on it, the gap can be the largest sum of money you give away this decade.

So take the free analysis first, read the listing number, then put the cash offer beside it. If the cash offer is still the stronger number with both in front of you, take the cash and we will back the decision. Weigh the difference between listing and selling for cash on your own arithmetic, with both figures in front of you rather than one.

If the home is in rough condition

Forest-edge homes take damp and shade hard, and plenty out here have been shut up through several summers or rented for years.

We list them anyway, and we will not send you off spending money on repairs the price never returns. There is somebody who buys a home in rough shape more often than owners expect, and the alternative most people are weighing is thousands of dollars in cash to have it demolished. Where no lender will finance a property in that condition, every offer you see will be a cash offer, and the selling price reflects it. If a home genuinely cannot be sold we say so rather than take the listing and let it sit.

The number first, at no charge

Fill in the form and we call you, ask about the property, its age, its condition and where exactly it sits, then run the same process we run on every property and produce a full market analysis with a recommended list price and the reasoning written out underneath.

No obligation, and you keep the figures regardless. When an offer does arrive you get it in writing with the buyer’s position attached, because an offer from somebody who can genuinely close beats a higher offer that evaporates. Accept it, counter it or turn it down, and we will say which of the three we would choose. Owners who take the first cash offer that lands are usually the ones who never asked what the home was worth. A first offer is a starting position in the process, not a verdict on the property, and the second offer is often the better one.

Who buys mobile homes in this corner of Lake County

Three kinds of people, and their offers look nothing alike. Retirees and families who buy somewhere to live, who need a lender, buy on a thirty year horizon and pay the most. Cash investors who buy to rent the property out, quick to commit and low on price. And buyers who want to buy a home outright and move it onto their own land, which out here is the most common of the three.

That last group is the reason a home on private land in Umatilla often sells faster than a park home worth more. There is no office to clear, no screening, and the buyers are frequently paying cash because no lender will finance a home that is about to be lifted onto a truck.

What it costs

A flat $2,500, payable out of the closing and only if the home sells. No money in advance, no percentage, and nothing owed on a home that never sells. No admin fees, no marketing fees, no charge to cancel. A thirty day agreement, not a six month one.

Professional photography with drone coverage, worth its keep over the lakes and over wooded land alike. A written listing in English and Spanish, syndication to twelve platforms, screening of buyers, negotiation and park approval handled for you, and a written report every week: views, calls, showings, and how you are doing against the market.

Closings run entirely online, so nothing in the process needs you standing in Florida. That is our process from start to finish, and what our clients say takes two minutes to read.

Buying rather than selling? what we have listed right now is up on My State MLS. It is a statewide list, not an Umatilla one, and it turns over as homes come and go.

How brokering works in Florida spells out why the license is a different one. We also work mobile homes in Tavares and mobile homes in Leesburg.

Ready To Sell Your Mobile Home In Umatilla, Florida?

Ready means three things out here. The title is in hand, or you know it needs reinstating at the tax collector and have started. The build date is confirmed, because pre 1976 homes cannot be relocated and that changes who can buy. And the price expectation is honest, because a small market punishes wishful numbers by simply going silent. Get those three ready and everything else about selling moves quickly.

How Fast Do Mobile Homes Sell In This Part Of Florida?

Faster than the size of the town suggests, if the price respects the county. Your buyers are also shopping Leesburg, Tavares and Eustis, so a home here sells fast when its lot rent and price beat what those bigger markets offer. Across our listings, about 80% go under contract inside the 30 day agreement, and small market homes make that cut when the number was right on day one. Overpriced homes in a four community town do not sit for weeks, they sit for seasons.

Should I wait for a cash buyer to find me?

Waiting is the expensive plan. The “we buy houses” outfits that blanket bigger towns rarely work this far into Lake County, so the cash buyers who do call are counting on being the only offer you hear. Every mobile home buyer prices the same way: resale value, minus repairs, minus profit. Get the retail number first, free, and if you want to sell a house fast for cash we will quote our own number against it.

What makes a home here sell quickly?

A ready title, honest photos, and lot rent the buyer can carry. Golden Estates and Lakeside Estates homes price cleanly because the pads are modest, and a well kept home there can sell your home fast enough to surprise you. On private land it comes down to the moving math. Either way, selling starts with knowing the number, and the number is free.

Selling A Mobile Home In Florida Starts With The Home Itself

Before the market sees it, decide what the home is. A clean, dated home should sell as it stands, because renovating to sell rarely pays out here. A rough home needs one honest decision: sell it as a project at a project price, or fix the single thing blocking financing. We will tell you which repair matters and which are money down the drain, and then we sell what is actually there. Closing follows the same honesty: every document reviewed before signing day, so nothing surprises you at the end.

The Cash Path: When A Cash Buyer Makes Sense For Your Home

A cash buyer earns their discount when the calendar is the enemy: an estate to settle, a move that will not wait, a park situation souring. The offer lands lower, the closing lands sooner, and for some owners that trade is exactly right. Just make it with the retail number in hand. We quote both, and when someone wants to sell on a deadline we say plainly which path gets them there.

The Listing Path: A Cleaner Sale For Most Florida Homes

Most owners who list with us net meaningfully more than any direct offer they heard, and the 30 day agreement keeps the commitment short. We photograph the home, market it to the people shopping all of Lake County, and screen out the callers who could never close. You sell once, to a vetted buyer, at a price you saw justified on paper before you said yes.

Your Home, Your Timeline, One Clean Closing

Tell us the date that matters and we build backwards from it. Title work starts early, the park application or the land paperwork moves in parallel, and closing happens online whenever you are, in Umatilla or three states away. If the timeline is impossible we say so at the start, not in week three.

Mobile Homes And Cash Offers: The Short Version

Get the number first. Sell to whoever treats you straight. The valuation costs nothing, the conversation costs nothing, and both leave you smarter about the most valuable thing you own in this town.

Start with the free market analysis. No obligation, and the numbers are yours either way.
