Inside either one there are usually recent closings a few streets away, so pricing a property there means reading sales rather than guessing. In the other seven communities sales come months apart, so a valuation gets built from Martin County more widely, then pulled back for pad rent, age rules and park screening. Nine licensed communities sit inside Stuart and they hold 994 lots between them. Pinelake Gardens carries 311 of those, Pinelake Gardens Estates another 221, Sunshine Mobile Manor 174 and Royal Palm Mobile Home Estates 104. Under a thousand lots in a county where little else is affordable makes short supply, and that is the strongest card a property owner holds here.
Eight of the nine are in 34997, the stretch running south of the St Lucie River toward Port Salerno. Holiday Mobile Home Park is the lone exception, 72 lots at 1201 Se Federal Hwy #40, sitting in 34994 near downtown. That single split explains most of the pricing confusion in this town, because a walkable downtown lot and a pad off Kanner Highway are not the same thing and one closing does not price the other.
Pinelake Gardens and Pinelake Gardens Estates share an address at 6854 Se Morningside Dr, which is why owners often cannot tell you which of the two they live in. It matters. They are licensed separately, they do not always run the same lot rent, and somebody told the wrong one walks into the wrong office with an application.
Down US 1 the pattern repeats at smaller scale. Sunshine Mobile Manor holds 174 lots at 5000 Se Federal Hwy and Natalie Estates Mhp holds 7 at 4800 Se Federal Hwy, with Cora-Win Cove and its 33 lots a few streets off at 5400 Se Jack Ave. Royal Palm Mobile Home Estates sits across town at 9190 Sw Ackel Dr with 104 lots, Ronny’s Rv Ranch And Mobile Home Park has 46 on S Kanner Hwy, and Towering Pines Mhp has 26 on Sw Towering Pines Circle. The four smallest hold 112 lots between them, about eleven percent of the town, and a closing in any of those is worth reading closely because there will not be another for months.
