There is no community office to approve your buyer, which removes the slowest step in most mobile home sales. These often close faster because of it.
What replaces it is where the home is going and how it gets there, and that is the whole negotiation. We market them as exactly what they are: homes on private land that need to move, with the land not for sale, so the calls you get are from people who understand what they are looking at.

What decides whether it can move
The build date. The federal HUD code took effect on June 15, 1976. Florida will not permit relocating a home built before that, and there is no workaround. If your data plate says 1976, the exact date decides it.
The title. On land you own it has very often been retired, and the county taxes the home as real property along with the ground. It has to be reinstated at the tax collector before anything can transfer. Not hard, but it takes time.
Structural condition. The transport company’s insurance makes that call, not us. Worn, dated and unattractive all sell perfectly well. Structurally unsound does not travel.
The buyer pays for the move. Our part is checking they have a real plan before you are counting on them.
