Windward Village Mobile Home Park holds 255 lots, Forest Glenn Retirement Village 17, Somerset Acres Mobile Home Park 13. That is 285 lots in a place of tens of thousands of residents. Brooksville, the only other Hernando County city with licensed communities, holds fewer still.
Two things follow. Your community will rarely have a recent comparable sale, so a valuation gets built from county figures, adjusted for lot rent, rules and the approval process. And odds are your property sits in no community at all.
The three addresses, and who says yes to your buyer
Windward Village Mobile Home Park sits at 6291 Windward Blvd in the 34607 zip, out on the western side toward the Gulf and Weeki Wachee. At 255 lots it is the only community here large enough to run a written application with income and background checks behind it, which makes it the one Spring Hill sale that waits on a park office. Forest Glenn Retirement Village, 1431 Friar Tuck Lane in the same zip, is age restricted by its own name across 17 lots, so the eligible pool is narrower and lots turn over slowly. Somerset Acres Mobile Home Park, 20344 Somerset Acres Ln, is barely in town at all: its 34610 zip puts it at the southern edge, nearer the Pasco line than the center of Spring Hill.
Before we price anything inside one of the 3, we ring the office for the current lot rent, the age rule and what the application asks a buyer to produce. Those three answers move the number further than fresh paint ever will.
Selling off land you own
That is the common case in Spring Hill, and selling that way changes the process end to end. No community office has to approve your buyer, normally the slowest step, so these close quicker.

North and east of the old platted grid, homes run on a private well and a septic drainfield, and both belong to the ground rather than to the home, so they stay behind when only the home is sold. Settle which utilities go and which stay before a number is agreed, not after.
Hernando County runs older than most of Florida by median age, and a good share of the people buying here pay outright rather than borrow, which shortens everything. The Suncoast Parkway changed the other half of that picture: working households now commute to Tampa from Spring Hill and compete for the same homes, and they usually need financing, which adds weeks. Both groups look hardest from January into March.
