Do you want to sell your mobile home in Panama City Beach? You have two ways to do it.
We can buy it for cash. You pick the closing day. No repairs. No showings.
Or we can list it for you. Most owners get more money that way. You pay $2,500 when it sells. Nothing up front. Nothing if it does not sell.
The listing runs 30 days, not six months. About 8 out of 10 of our homes sell in that time.
We do both. So we will show you both numbers first. Then you pick.
Find out what your home is worth. Tell us about it and we will call you back, usually the same day.
What four parks does to your price

Source: Florida DBPR licensed mobile home parks.
Four licensed mobile home communities remain in Panama City Beach, 147 lots between them: Bayside Mobile Home Park with 65, Sun Outdoors Panama City Beach with 44, Austin Mobile Home Park with 20 and Hala Point Mhp with 18.
That is a small park market for a city this well known. Coastal ground is worth a great deal, and the communities have been giving way to it for years. Scarcity is the most important fact about selling a property here, whether you list it or take a cash offer, and the process starts with pricing the property against real comparables.
If your home sits in one of those four, little else like it exists on this side of the bridge. Scarcity holds the price up and leaves almost no recent local sales to price against, so the valuation gets built from Bay County closings matched on age, size and condition, weighted first to your own community, then adjusted for the premium this beach carries. We tell you which comparables carried the weight, the same reasoning behind any cash figure we quote.
Where those four parks actually sit
Three of the four share one zip. Bayside Mobile Home Park is at 7104 Big Daddy Dr in 32407, Sun Outdoors Panama City Beach at 1957 Allison Ave in the same zip, and Austin Mobile Home Park at 9502 Clarence St, all of them inland of Back Beach Road rather than out on the sand. Hala Point Mhp sits apart at 2406 Joan Ave in 32408, east toward Thomas Drive and the Grand Lagoon side of town.
Size decides how your sale runs. Bayside at 65 lots is the only one large enough to keep a written application and a screening routine, so a signed contract there waits on the park office. Austin at 20 lots and Hala Point at 18 are small enough that approval is a conversation with whoever owns the place. Sun Outdoors is run as a resort with recreational vehicle sites alongside its 44 lots, which means year round residency is not the default there and lot tenure works on resort terms.
Lot rent this side of the bridge runs well above inland Bay County, and every dollar of it comes out of what somebody will pay for the structure standing on the pad.
Cash offer, or list the property?
We buy mobile homes with our own funds as well as listing them for owners, so one call gets you a cash offer and a market price, not two firms with opposite interests.
The arithmetic behind a cash offer is identical wherever it comes from. It absorbs repairs, holding cost and resale, so a cash offer lands well below what the same property lists for. That distance is what speed costs, and nobody buying in Panama City Beach prices it any other way.
When something is forcing the timing, that trade earns its keep: probate on a deadline, a lot lease ending, a property standing empty and costing money. When nothing is forcing it, the same gap is money handed away. Get the free analysis first, set the cash offer beside the listing figure, and decide with both in hand. If the cash offer still wins, take the cash and we will act on it. Then how the numbers compare is arithmetic you can check.
No obligation attaches to either number. Counter our offer, refuse it, or ring back next year.
The cash buyers here are mostly investors and second home hunters, and they know what a cash sale saves them. Their opening offer is rarely their best offer, and selling into that pool without an independent figure is how a property goes for thousands less. Treat the cash number somebody opens with as a starting point.
Homes on private land draw different buyers
Plenty of the mobile homes here never sat in a community, and those sell differently. No park office has to approve anybody, normally the slowest step in the process, so they close faster. A harder question replaces it: whoever wants to buy needs somewhere to put the home and a way to get it there. Buyers for relocation homes are a smaller pool but a decisive one, and nearly all pay cash.
We advertise those as what they are, homes on private land that need to move, with the land not for sale. The buyer pays for the move, and our part is confirming there is a real transporter and a real destination before you count on the sale.

Two pieces of paperwork slow these down further than anything structural does. A home on a rented pad carries an annual decal from the tax collector; on ground you own the decal has usually been switched to real property and the home assessed with the parcel, and unwinding that is the step nobody budgets time for. The second is the wind zone. Coastal Bay County enforces a higher HUD wind zone than most of inland Florida, so a home built to an inland standard may not be permitted onto a lot here, while one built for this coast travels anywhere in the state. The licensed installer settles that question before a truck is booked, and we ask for his name before treating a sale as real.
Condition counts for less here than owners assume, and dated or tired travels fine. What stops a move is a build date before June 15, 1976, which Florida will not permit relocating, or a frame the hauler’s insurer rejects. Selling one of those is a shorter job than selling a home on a rented pad. Nearly every offer here is cash, since lending against a home with no lot under it is hard.
The fee if you list
A flat $2,500 if you list, settled from the closing once the property sells. No up front money, nothing owed if it does not sell, no percentage, no listing fees, no cancellation fees, and a thirty day agreement.
Professional photography with drone, a listing written in English and Spanish, syndication to twelve platforms, buyers screened so nobody who cannot buy gets a tour, negotiation on every offer, park approval chased by us, and a written report weekly. Every offer gets a written recommendation, whether to take the offer or hold out. That is the step by step process, and closings are handled online.
Selling a Florida property from another state is routine for us, which matters in a beach town where many owners live elsewhere most of the year. Nothing in the process requires you to be in the county.
The storm, the season, and what they do to timing
Hurricane Michael came ashore in Bay County in October 2018 as a Category 5 and took out a large share of the older manufactured housing here outright. Insurance money rebuilt some of it and redevelopment claimed the rest of the ground, which is a second reason the park count is down to four. What survived is a smaller and newer pool of homes than this city had a decade ago, and that shortage is doing quiet work on your price right now.
Timing is the other lever. Population swells from spring through summer, and the out of state shoppers who look seriously at a beach home are physically here between January and March. A listing that goes live in late September competes for a thin local audience. We plan the photography and the launch date around that calendar rather than around the day paperwork happens to be signed, and we will say plainly when waiting six weeks is worth more than the wait costs you.
If you are here to buy one instead
Many people searching for mobile homes in Panama City Beach want to buy rather than sell, and we work that side too. Our current listings sit on My State MLS, statewide rather than local.
Ring us before you commit to buy anything there. Not every home can be permitted to relocate, and that check belongs at the start of the process, not after money changes hands.

What A Mobile Home Is Worth In Panama City Beach
Four communities holding 147 lots remain on the beach side, led by Bayside at 65. The word remain matters: this is land developers want, which means scarcity is rising and the ground under these communities carries value that inland comparisons miss entirely. Pricing a beach home from a mainland comparable understates it badly.
Coastal Scarcity And Storm History
Buyers here weigh insurance and storm documentation alongside condition, and a home with repairs on paper sells for meaningfully more than an identical one with a vague story. Location does the rest of the work.
Ready To Sell In Panama City Beach FL, And What Fast Actually Means
Ready means three things. The title is in hand, or you know it needs reinstating and have started. The build date is confirmed if the home might be moved. And the price you expect for your home is honest, because a small market punishes a wrong number by going quiet. Four communities on the beach side means the comparable set is thin and location-driven.
Selling A Home Fast Without Giving It Away
A home fast sale and a full price sale are usually only a few weeks apart here. The cash buyer closes in about a week and pays less; the listing takes a bit longer and usually returns more. We quote both the same day so the choice is arithmetic rather than pressure.
When A Cash Buyer Is The Right Answer
An estate to settle, a move that already happened, a property you no longer want to think about. Those are good reasons to take a cash offer. Not knowing what your home is worth is never one, and the valuation that fixes it is free.
The Closing, And What Selling Costs
A flat $2,500 from proceeds at closing, only if the home sells. Nothing up front, nothing at all if it does not, and it is all handled online, which matters when the owner already lives somewhere else.
Three Ways Owners Sell Homes Around Panama City Beach
Most owners sell one of three ways. They sell to a cash buyer and take a lower number for speed. They sell through a broker and let the market set the price. Or they try to sell privately, which works occasionally and usually costs more in time than it saves in fees. Homes here sell through all three routes every year, and the right one depends on your calendar rather than on anybody’s opinion.
Homes On Land Versus Homes On A Rented Pad
Scarcity on the beach side changes what these homes are worth. Homes on owned land sell as property, with the title work at the tax collector doing the heavy lifting. Homes on a rented pad sell with park approval in the middle. Both sell, both have buyers waiting, and neither is harder than the other once somebody who does this daily is handling it.
What Homes In Any Condition Are Worth
Rough homes sell. Tired homes sell. Homes that need a roof sell, at a price that reflects the roof. What does not sell is a home priced as though none of that were true, and the fastest way to find out which you have is to ask for the number before you decide anything.
