Twenty-five licensed communities sit inside town, holding 5,530 lots. That is one of the largest mobile home markets in Florida, and it is golf-course retirement communities, not ordinary rented lots.
Golf, clubhouses, pools, a social calendar, and in several cases an approval file. A home inside one of those is not comparable to one in a rented-lot park a mile up Littleton Road. Pricing a property against the wrong community is the mistake we see most often in North Fort Myers.
Ask first what changes hands with the home. In some of these communities you hold a lease and pay rent monthly. In others the residents own the community through a corporation, and a sale transfers a share in that corporation alongside the home, which means a different closing, a different set of documents and a different approval standard. A share has a value of its own and it belongs in the price. Getting that wrong in either direction is the quickest way to lose a buyer in week two.
Rent is not one number across 25 communities either. A country club lot bundles golf, a clubhouse, a pool and the upkeep of every road inside the gate, so the monthly figure looks steep beside a plain rented pad on Littleton Road and buys something the plain pad does not. What a buyer weighs is the whole monthly cost: rent, the share of taxes some communities pass through, insurance, and whether the amenity will get used.
