Start with the number. The Keys break every rule of mainland pricing: a home here sells for several times what the same property brings inland. You are selling the ground under it, and very little of that ground is left to buy.

Five of the six sit on or just off the Overseas Highway: Trailerama at 1571, Galway Bay at 1361 and Jolly Roger up at 59275, with Terra Marine on 24th Street Ocean and Ocean Breeze at 11th Street Ocean. Location that specific matters because in the Keys the ground is most of what changes hands. A leased lot inside one of those communities carries a monthly rent, an annual increase, and in some cases a share or a long lease that transfers with the sale, and the paperwork attached to the lot repays careful reading far more than anything about the walls. Ask us to get the current rent and the lease terms from the manager in writing before you settle on a price, because a buyer paying Keys rent is working out what is left over each month, not what the structure cost to build.

Anybody who wants the middle Keys without paying house money is shopping those 363 lots, so scarcity sets what your property fetches. It also keeps comparable sales thin. We price from Keys sales where any exist, adjust for water access and the lease, and flag thin evidence.

Storm damage and redevelopment

Irma took a great many Marathon mobile homes, and much of what survived carries repairs, some half finished. Buyers expect work and price the condition in themselves, so stating the condition up front beats a surprise at inspection. Even homes that are past saving sit on valuable ground. If we cannot sell a property we say so.

Small parks on land this valuable get redeveloped. If your community is closing you are selling on somebody else’s clock, and moving a home off the Keys costs more than a mainland move. Florida issues no permit to relocate a home built before June 15, 1976, so we check the data plate on the first call, because it changes the whole process.

Why an existing Marathon home is worth more than the building

The Keys ration growth. Marathon and Monroe County both hand out residential building permits through a ranked allocation system rather than on demand, so a lawfully established home on a lawfully established lot carries value that no inspection of the walls explains. Sell the home and the buyer takes that standing along with it. It is also why a landowner clearing forty units for something more profitable is a live risk here and almost nowhere else in Florida.

Insurance decides much of the rest. Wind and flood premiums in the middle Keys run to multiples of a mainland figure, and a buyer using a lender has to carry both. Elevation, the age of the roof, tie-down documentation and whether the home stands up on piers all read straight through to the monthly payment somebody can afford, which is how two similar homes on the same street end up worth very different sums. We ask for the elevation certificate early for exactly that reason, and we put the insurance picture in the listing rather than leaving it to surface at underwriting.

Would a cash offer be simpler?
