What the analysis looks at on a Suwannee County parcel
On owned land the home is only half of what gets valued. We ask the age of the well and the septic, because a drilled well and a drain field each have a working life and a tired one is a five figure correction. We ask about the power service, whether the drive has a culvert and a county approved apron, and whether the home is skirted and tied down. We ask whether the acreage is one deed or two, since a split parcel can be sold in pieces and an undivided one cannot. Agricultural classification matters as well, because it holds the tax bill down and the next owner has to qualify for it again rather than inherit it. Then the comparables: Suwannee County first, then Columbia, Hamilton, Lafayette and Madison, because anyone shopping for acreage in this part of north Florida treats those five counties as one market and the pricing has to do the same.
Your land and your mobile home are two assets
With a property on acreage you can sell the home by itself and keep the land, or market the two together. Different buyers, different paperwork, very different money. Plenty of Live Oak families sell it all for one price because nobody said there was a choice.
