Do you want to sell your mobile home in Hollywood? You have two ways to do it.
We can buy it for cash. You pick the closing day. No repairs. No showings.
Or we can list it for you. Most owners get more money that way. You pay $2,500 when it sells. Nothing up front. Nothing if it does not sell.
The listing runs 30 days, not six months. About 8 out of 10 of our homes sell in that time.
We do both. So we will show you both numbers first. Then you pick.
Find out what your home is worth. Tell us about it and we will call you back, usually the same day.
684 lots in a city of 150,000

Source: Florida DBPR licensed mobile home parks.
Eight licensed communities are left in Hollywood and they hold 684 lots between them. Orangebrook Harbor on S Park Rd is the largest at 247, then New England Mobile Estates Inc on Sw 62Nd Ave at 145, Evening Star Manufactured Home Community on Cleveland St at 104 and Pine Crest Mobile Home Park on Stirling Rd at 71. Below those sit Edward Frisbee Trailer Park at 41, Royal Garden Village Tp at 40, A & P Trailer Court at 25 and Parkway Mobile Home Court at 11.
South Broward traded mobile home ground for condominiums, storage and retail for forty years, and these eight parks are the remainder. Anyone hoping to buy three miles from the Atlantic without a house payment has this supply and little else.
Scarcity is the strongest card you hold and the easiest to misplay. With 684 lots across eight parks, your community may have produced no sale at all last year, so the number for your property gets built from Broward comparables, then adjusted for lot rent, age rules and what the office approves. One notch off costs more than our whole fee.
The split within those eight matters as well. Orangebrook Harbor, Pine Crest Mobile Home Park and A & P Trailer Court all carry 33021 addresses and hold 343 lots between them. Evening Star Manufactured Home Community, Edward Frisbee Trailer Park and Royal Garden Village Tp sit in 33024 with 185. The four smallest parks together come to 117 lots, fewer than Orangebrook Harbor holds on its own, and in a park that size a year can pass with nothing changing hands at all. When that is your comparable set, one sale two streets over carries far more weight than it deserves, and an owner pricing off it goes wrong in whichever direction that single sale happened to land.
Who buys a mobile home here, and how they pay
Two groups, and they behave nothing alike. Which one you are selling to sets the price.
First, people who intend to live in it: a worker priced out of Hollywood rentals, a retiree who wants the coast and a lot rent instead of a property tax bill. These buyers underwrite a monthly payment, so lot rent moves your number harder than the age of the roof does. Few can borrow to buy, so the money is cash from savings or a family loan.
Second, investors. They buy in this pocket of Broward because the land keeps appreciating, they pay cash, and they take a property in any condition at the right number. No lender sits behind their cash offer, so it lands faster and lower. Both kinds are real buyers, and your asking price decides which shows up.
Our cash offer, and where it sits against a list price
We buy mobile homes ourselves, so you can skip the marketing and ask us for a cash offer instead. No photographs, no strangers walking through the property, no community approval to wait on, and the money is ours rather than a bank’s. Our cash offer is a written figure, not a range, and it stays open while you think. Use the offer, ignore it, or treat it as a floor under your asking price.
The honest half: a cash offer has to carry whatever the home needs, the lot rent while we hold it, and the risk that the community turns down whoever wants to buy it from us later. It lands beneath what the same property earns on the open market, and anyone quoting cash without saying so hopes you never check.
What A Mobile Home Is Worth In Hollywood
Eight communities holding 684 lots, led by Orangebrook Harbor at 247 and New England Mobile Estates at 145. Broward land is worth more than what sits on it almost everywhere, so the communities that remain in Hollywood are under constant redevelopment pressure and the ones still standing are worth more each year.
Approval Standards Are The Real Gate
South Broward offices screen harder than anywhere else in the state. A buyer who cannot clear the office is not a buyer, so establishing what the office will accept before a contract exists saves the weeks that a rejection costs.
Selling A Home Fast In Hollywood FL, And What A Fair Price Looks Like
Fast and fair are not opposites here. A home priced where the market has already been buying sells fast, because demand in Hollywood FL is steady and supply is not. A home priced on hope sits, takes a cut, and sells late for less than a fair number would have brought in week one.
We Buy Houses Ads, And What A Fair Cash Offer Is
The we buy houses signs work this market like every other, and the buyers behind them run identical arithmetic: resale value, minus repairs, minus profit. A fair cash offer subtracts honest repair costs; an unfair one pads them. The same is true whether the property is a house on land or a home on a rented pad. We buy houses and mobile homes ourselves, and we still show the retail figure so our own number has to be fair on its face.
How To Sell Your Home Fast Without Discounting
Locate the title, price from real closings, photograph the home honestly, and file the park application the day a buyer commits. Owners who sell a home fast did those four in week one. Selling fast never required giving up a fair price.
Why Agents Skip This Work
Agents build their business around deeds, lenders and appraisals. A titled home on a rented pad has none of those, so most decline and the commission math would not support it anyway. A licensed broker who handles only these sales is the practical alternative where approval is the bottleneck.
A Fair Fee For A Fast Sale
A flat $2,500 from closing proceeds, paid only when the home sells, on a thirty day agreement. Nothing up front, nothing at all if it does not sell, and a fair price for work you can see happening every week.
So start with the free market analysis. It costs nothing, carries no obligation, and shows what Hollywood buyers have been paying. Then ask for our offer, set both numbers side by side, and if the cash offer wins, we will buy the property from you. Read listing versus taking a cash offer before you decide.

The fee, and the process it pays for
A flat $2,500, due only when the home sells. No percentage, nothing up front, and no fees at all if it does not sell. Where values run this far above the state average, a flat fee beats a percentage that climbs with your sale price.
No listing fees, no photography fees, no cancellation fees. The agreement runs 30 days rather than six months. Inside it: a photographer and a drone, English and Spanish copy, twelve platforms, vetted buyers, the negotiating, the park paperwork, and a weekly written report of views, calls and showings. The closing process runs online from first signature to funding. Here is what to expect once you list, stage by stage, so the selling process holds no surprises.
The paperwork behind a sale in one of these parks
A mobile home on a rented lot is titled through the state rather than deeded through the county, so the transfer has more in common with selling a vehicle than with selling a house. Every title has to be located or duplicated, every lien cleared, sales tax paid on the transfer and fresh titles issued in the new owner’s name, one per section, so a doublewide carries two. Back lot rent comes off the top at closing, and on a home that has stood empty in Hollywood that figure grows every month you wait. Add the community’s own approval and there are four clocks running at once. Keeping them aligned is most of what happens between a signed contract and funding, and it is the part sellers underestimate when they try it alone.
Inherited homes, and owners who live somewhere else
A good share of what we take on in south Broward comes from families who inherited a home in one of these communities, or from owners who moved north years ago and kept paying lot rent out of habit. Both carry the same problem: the meter runs. Lot rent, insurance and electricity continue whether anybody lives there or not, and an empty home in this climate loses condition fast through a roof leak nobody is there to spot.
If the owner has died, the community will want to see whichever document gives you authority to sign, and the title agent will want the same. Personal representative papers, a small estate affidavit, a death certificate: which one applies depends on how the estate was set up, and it is worth starting that before somebody is waiting to buy. All of it runs by email and electronic signature, so living in another state changes nothing about how the sale gets done.
Redevelopment, and the questions owners ask
Parks on land this valuable are obvious candidates for clearance, and Hollywood has already lost plenty. If yours is one, you are not selling a home in a community any more. You are selling a property that leaves on a date somebody else picked, a different listing sold to a different crowd. Ask for the cash offer early there, because the last homes out of a closing park fetch less than the first.
Does condition stop a sale? No, condition moves the number and nothing else. We have listed a property with a failed roof and bought one with a failed floor.
Can I have a cash offer and a list price? Yes, and most owners here want both. Nothing in the selling process obliges you to use either.
How fast is a cash sale? The process runs in weeks rather than months, once the title is clean. A listing takes longer and usually nets more, which is why we run both.
Somebody already made me a cash offer. Bring it to us. One call tells you whether that offer is fair for this city.
Mobile homes are the only property type we sell, which is all our brokerage side amounts to, and the reason a listing a general agent turns down is ordinary work for us. We also handle mobile homes in Davie and mobile homes in Fort Lauderdale.
