This was citrus country. It is now the middle of the I-4 corridor, with people commuting toward Orlando one way and Lakeland or Tampa the other.

The US 27 communities north of town, Blue Heron Bay and Lake Hammock Village among them, face the newer corridor and the traffic coming off I-4. Royal Palm Village and Woodland Lakes sit west on old 17-92. Haines City Mobile Home & Rv Park and Central Park Ii are in town off Main Street and Commerce Avenue, close enough to walk to groceries, which counts for more with a retired buyer than with a commuter. That flat distribution means your nearest recent sale is usually in a different park, with a different pad rate, age rule and approval process.

Selling well starts with adjusting for all of that, which is the actual job of a valuation. Do it carelessly and thousands quietly disappear. Selling a mobile home here is unforgiving about the first three weeks.

What a buyer here can actually borrow

Hardly anybody purchases a mobile home in Haines City with a conventional mortgage. Lenders who write chattel loans on a home sitting in a rented lot set a minimum loan size, a maximum age on the home, and a down payment well above what a house loan asks, so a 1978 single wide at fifteen thousand dollars falls outside what most of them will touch.
