Do you want to sell your mobile home in Edgewater? You have two ways to do it.
We can buy it for cash. You pick the closing day. No repairs. No showings.
Or we can list it for you. Most owners get more money that way. You pay $2,500 when it sells. Nothing up front. Nothing if it does not sell.
The listing runs 30 days, not six months. About 8 out of 10 of our homes sell in that time.
We do both. So we will show you both numbers first. Then you pick.
Find out what your home is worth. Tell us about it and we will call you back, usually the same day.
An 803 lot community sets the price for the whole town

Source: Florida DBPR licensed mobile home parks.
Eleven licensed mobile home communities in Edgewater hold 1,556 lots, and one holds more than half of them by itself: Hacienda Del Rio, at 803 lots. Behind it sit Magnolia Village at 196, Eastern Shores Mobile Village at 141 and Terra Mar Village at 100.
If your property sits in Hacienda Del Rio, anyone shopping this town sees a screen full of your neighbors. Recent sales are a few streets away, so pricing is arithmetic, and a property asking more than the comparable homes nearby stops getting shown.
In the other ten communities that dominance cuts the other way. Hacienda sales crowd every casual search while telling you nothing about your home: different lot rent, different amenities, different buyers. Pricing off the wrong community is the expensive mistake in Edgewater, and it runs both ways.
The other ten sit along US 1
Six of the eleven line Ridgewood Avenue, which is US 1 through town. Blue Gables Mobile Home Park at 302 S Ridgewood holds 62 lots and Edgewater Mobile Home Park at 316 holds 60, so two of the town’s older communities share a block. Carter’s Mobile Home Village at 2450 S Ridgewood has 47, Seahorse Mobile Home Park at 414 N Ridgewood has 46, and Riverview Pines at 805 S Ridgewood and Driftwood Village at 1709 S Ridgewood have 25 each. Mango Trees Estates on West Park Avenue holds 51.
Those are older and smaller than Hacienda Del Rio out on Club Rio Drive or Terra Mar Village on River Park Boulevard, and they price accordingly. A 25 lot community can go two or three years without a recorded sale, which means pricing one takes the rest of Volusia County as the starting point, adjusted for rent, age and what the lot backs onto. Two homes of the same year and the same size, one a block off the water and one facing four lanes of highway, are not worth the same money, and no county average will ever show you that.
Yes, we will buy it for cash. Here is the honest version
We buy mobile homes ourselves. Asking for a cash offer costs nothing and carries no obligation, the offer comes from us rather than a lead form resold to four investors, and it arrives in writing.
What we will not do is quote a cash number and go quiet. Any cash offer has to absorb repairs, lot rent while the property sits, and the resale, so it lands under what the open market pays. That holds for every cash buyer in Volusia County, ours included. An offer that ignored those costs is not one anybody could close.
What A Mobile Home Is Worth In Edgewater
Eleven communities holding 1,556 lots, and Hacienda Del Rio at 803 is more than half the town by itself. South Volusia on the Indian River is quieter and cheaper than the beachside towns north of it, and the buyers who come here are usually choosing that on purpose.
One Community Is Half The Market
Any average sale price for Edgewater is really Hacienda Del Rio wearing a city name. Owners in the other ten properties who price against that number are working from data that was never about their community.
Selling A Mobile Home Fast In Edgewater FL
Fast in Edgewater FL is a preparation problem, not a demand problem. Title located, price built from real closings, honest photographs, and the park application moving the day a buyer commits. About 80% of our listings go under contract inside the thirty day agreement.
We Buy Mobile Homes, And So Do The Companies Advertising To You
The companies filling mailboxes with offers are mobile home buyers running one formula: resale value, minus repairs, minus profit. We buy mobile homes ourselves when a home fits, and we buy houses on land too. The difference is that we put the retail number beside our own offer. One community is more than half the town, so the comparison depends on which side of it you sit.
Mobile Home Buyers Versus Real Estate Buyers
Real estate buyers need a lender, an appraisal and forty days. Mobile home buyers bring cash or small financing and close in about a week. That difference in machinery is why selling here moves faster than real estate, and why real estate agents rarely know how to run one of these sales. Real estate experience does not transfer.
Sell Your Home Fast, Or Sell It For More
In Edgewater FL a cash sale closes in roughly a week and pays less. A listing takes a few weeks longer and usually returns thousands more. Both numbers arrive the same day, in writing, so you can weigh a home fast sale against a full price one with the arithmetic visible.
Selling A Mobile Home In Any Condition In Edgewater
We sell homes in any condition, and the parks here see every version of it. A home in any condition has a buyer at the right number: investors take the projects, retail buyers take the tidy ones, and the parks care mostly that the buyer can pay the lot rent. Condition sets the price, never the possibility.
What The Parks Themselves Change
Different parks run different rules on age, pets and vehicles, and the larger parks screen buyers more thoroughly than the small ones. We work all of the parks in Edgewater and we know which offices move quickly, which is often the difference between closing in three weeks and closing in eight.
Selling for cash is fast. Selling on the open market usually pays more. A cash sale and a listing are different products, and the honest way to choose is to see both numbers the same day. Take the free market analysis, set the cash offer beside the recommended list price, subtract our flat fee, and compare. If the offer still suits your timing, take it and we write the contract that week. Roughly four in five of our listings go under contract inside thirty days, which often settles it. Other owners keep the cash offer as a floor and let the market beat it. An offer you cannot compare against anything is not much of an offer, so weigh the options on arithmetic.
What selling here actually involves
Selling a mobile home is not selling a house, and the process runs through steps a general agent never touches.
The call. Ten minutes on the home: age, size, community, lot rent, roof history.
The analysis. Volusia County closings weighted to your community, whatever competes with you now, and a recommended price with the reasoning.
The decision. List the property, or take the cash offer. Both numbers go in front of you.
The listing. Photography, copy in two languages, twelve platforms, a written report every week.
Approval and closing. We handle the park application and the title transfer. You sign online.
Financing decides how many buyers you have
Before setting a price, learn whether a buyer can get a loan on it, because that fact sets the size of your pool. A home a lender will touch draws financed buyers and cash buyers both. A home no lender will touch draws cash only, a smaller crowd of local investors and retirees moving down from a house who buy outright.
Lot rent belongs in the same calculation. A financed buyer gets qualified on the payment plus the rent plus insurance, so a hundred dollars on the monthly rent takes several thousand off what that buyer can pay for the home itself. Two communities in this town can hold the same vintage of home on the same size lot and still support prices a long way apart, because one bundles water and lawn care into the rent and the other bills them separately. We ask what the rent covers and when it last rose, then put the current figure in the listing. Leaving it out only moves the disappointment to the showing.
Age, condition and a clear title decide which pool you are in, and the property has to be priced for who can pay. We would rather say that in the first conversation than three quiet weeks into the process.
The fee, in one line
A flat $2,500, paid only when the home sells. Nothing up front, no percentage, no marketing fees, no fees at all if it does not sell. Thirty day agreement.
That covers drone and ground photography, a listing in English and Spanish, twelve platforms, screening so only serious buyers reach your property, negotiation, the park approval process, and a weekly performance report. You can read the full process first. Closings run online.
Condition is no disqualifier. We list homes that need work, we put the cost of that work into the price, and we do not send owners spending money that will not come back. Past the point where selling a property conventionally makes sense, a cash offer is the cleaner exit, and we will make that offer ourselves.
If you are here to buy rather than sell
More people search Edgewater to buy a mobile home than to sell one, so this part is for them. What is on the market with us now sits on My State MLS. It is a statewide list rather than an Edgewater one, and it turns over weekly.
Call before you commit to anything you find there. Some homes are sold to be moved off the lot, some sit in communities with strict approval, and sorting out which property is which takes five minutes on the phone. Our side of the process is the same whether you are listing a property or taking a cash offer on one. Tell us what you want to buy and we will call when one fits.
We are a broker who only does mobile homes, a different license from a realtor’s, and we also work mobile homes in Oak Hill and mobile homes in Orange City.
Call (727) 201-0189, 9am to 6pm Monday through Friday.
