No park approval, and no local comparables either

The good news first. In a community the park screens your buyer and can turn them down after you have agreed a price, which is normally the slowest part of a mobile home sale. Out here that step does not exist, and these often close faster because of it.

The title. On land you own it has usually been retired so the county could tax the property as one piece, and reinstating it at the tax collector is routine but slow. Nothing transfers until it is done.

The frame. Whether a home survives the highway is the transport company’s insurer’s decision, not ours. Dated and shabby travel perfectly well; a compromised chassis does not.
