Do you list mobile homes, or buy them?
Both, but listing is what we do most of the time. We are a licensed Florida mobile home brokerage, license BH 1149137-1, and the main service is listing your home and selling it to an end buyer for market price.
We also buy homes outright for cash when a seller needs speed more than price. That is the smaller side of what we do, and it is always the lower number. If listing is better for you, we will say so.
What does it cost?
A flat $2,500, paid only when the home sells. Nothing up front, nothing if it does not sell, and no percentage of the sale price. The listing agreement runs 30 days rather than the six months most agreements ask for.
If you take a cash offer from us instead, there are no fees or commissions at all and we cover the closing costs.
Why not just list with the park?
Because the park is not working for you. When a community office lists your home, they also control who gets approved to live there, what the lot rent will be, and whether their own inventory sells first. Your home competes with theirs, and they set the rules of the competition.
We have no stake in the park. Our only job is selling your home for the most we can get. More on that on our broker service page.
Will a regular real estate agent list my mobile home?
Usually not. Most will not touch a mobile home, particularly one in a park, because titles, park approval and lot rent work nothing like a house sale and the commission on a lower priced home does not justify learning it.

Do I need a realtor to sell my mobile home?
No. A mobile home in a park is titled personal property through the state motor vehicle department, not real estate, so many Realtors cannot take the listing through their brokerage at all, and most of the rest pass on it. Selling these is a licensed mobile home broker’s job. It is the only job we do.
How long does it take to sell?
Around 80% of our listings go under contract within 30 days. Homes that are priced ambitiously take longer, which we will tell you honestly before you list rather than after.
Do I need to make repairs first?
No. We list and sell homes as is. Rough homes still sell, often to buyers who plan to fix them up, or to families who own land. Spending money on repairs before a sale rarely returns what you put in.
What if my home has to be moved off the land?
That is a normal listing for us and there is a real market for it. The two things that decide it are whether the home was built after June 15, 1976, and whether the title has been retired. Full detail on our homes that must be moved page.
Can buyers actually get financing on a mobile home?
Yes, though not from most banks. These are usually chattel loans from lenders who work specifically in manufactured housing. We keep a list of lenders who write them in Florida on our financing page, which is worth sending to a buyer whose bank has already said no.
What if I live out of state?
That is common and it is not a problem. We are a virtual brokerage, so photography, showings, paperwork and closing all happen at the home or online. A good many of our sellers handle the entire sale from another state and never travel for it.
Is there any obligation if I contact you?
None. Tell us about the home, we will tell you what we think it sells for, and you are free to do nothing with that. We will not chase you.

Who moves a mobile home in Florida, and what does it cost?
A licensed installer sets the home and a motor carrier hauls it, and they are two separate licenses. A local move under 50 miles typically runs $5,000 to $10,000 for a single-wide and $8,000 to $18,000 for a double-wide.
