Inside Hacienda Heights there are nearly always recent sales to price against. In the smaller twelve a comparable sale may be six months old or missing, so the analysis comes from Hillsborough County instead.

That adjustment is the work. A mobile home on a rented lot is not real property in Hillsborough, so no records search finds it and no public source prices it. Selling it well takes arithmetic by hand.
