On private land, the sale is a different animal

If you are selling the land with the home, that is an ordinary real estate transaction and a mobile home broker may not be who you need. We will tell you so.

What we check before we take the listing

The age of the home settles the biggest question. Homes built before June 15, 1976 predate the federal HUD code, and Florida will not issue a permit to relocate one. That is not negotiable and there is no route around it, so we look at the data plate first. On a 1976 home the month matters.

Then the paperwork. Sitting on your own land, a home’s title has often been retired so the county could tax the property as one piece of real estate. Reinstating it at the tax collector is routine, but it is not fast, and nothing transfers until it is done. Better to start that in week one than in week four.

Last, the shell. Whether a home can survive a highway is a decision the transport company’s insurer makes, not us. Tired and ugly move fine. Rotten frames do not.
